Of the 78% of companies looking for an existing building, only about 1 in 4 find one that suits their needs SO YOU MUST ALSO HAVE A GREAT SITE

 Have your site “Ready-to-Go” ◦ Site is actually available – now ◦ Phase I Environmental complete ◦ Site can be developed cost effectively (Geotechnical, Topography) ◦ Utilities are at the site, or there is a plan, schedule & budget to do so (who is going to pay for it). ◦ Zoned or compatible surrounding land use

 Not to be listed: ◦ No Existing Business – The building can be listed, yet the business entity can not. ◦ No Residential– Exception: if the property is zoned commercial and the majority of the property is used for commercial activity.
