Site A – “A Sticky Situation” Former Beverage Supplier Phase I had been performed by other consultant Several Areas of Concern identified including: Gasoline USTs Possible Fuel Oil UST Former Machine Shop OHM use Service garage use HRP initially retained to complete Phase II ESA Activities

Site A – “A Sticky Situation” Former Beverage Supplier Soil and groundwater samples were collected (Petroleum Hydrocarbons, VOCs, and metals were found), past release were identified, the USTs were removed, and soil was excavated Contaminated Soil sent off-site to Phoenix Environmental for disposal

HRP Associates, Inc. Site A – “A Sticky Situation” Former Beverage Supplier Disposal characterization identified pesticides in UST grave soils - CHLORDANE Subsequent testing identified that pesticides were found along the perimeter of the building. Additional research was conducted and identified that the beverage supplier sprayed pesticides along the building perimeter to control ants getting into the soda syrups that were stored on- site.

HRP Associates, Inc. Site A – “A Sticky Situation Former Beverage Supplier WHAT HAPPENED? The buyer’s consultant and bank requested $750,000 for cleanup under a state remediation program. In an attempt to salvage the relationship, HRP called a meeting of all involved parties, including the owner, buyer, other consultants, attorneys, and both real estate agents.

Site A – “A Sticky Situation” Former Beverage Supplier A mutually agreed upon cleanup approach was eventually negotiated The transaction proceeded Accessible soils were partially removed and capped Inaccessible soils remained in place A notification of the limited remaining impacts was filed on the land records The site remained out of the state Transfer Act program In the end…

Site B – “Pesticide Surprise” Former Dry Cleaner Another consultant conducted Phase I and II ESAs at a Historic Mixed Land Use (Appliance Store, Grocery Store and Residence, Dry Cleaner) for seller Several underground storage tanks of varying sizes were discovered UST were removed, some petroleum contaminated soils identified and excavated

Site B – “Pesticide Surprise” Former Dry Cleaner There was no evidence of traditional dry cleaning solvent (PCE) But instead a mineral spirit-like cleaner (Stoddard Solvent) was found. HRP retained by buyer who desired to redevelop property HRP completed: Review of previous work Addition investigations to expand on previous consultant’s due diligence

HRP Associates, Inc. Site B – “Pesticide Surprise” Former Dry Cleaner HRP’s research revealed that during the post World War II era, dry cleaning facilities would offer “Moth Proofing” of woolen garments which involved using DDT in the cleaning solution of the dry cleaning.

Site B – “Pesticide Surprise” Former Dry Cleaner The identification of this historic practice was able to explain the presence of comingled solvent and pesticides at the site, and complete the conceptual site model explaining the origin and distribution of soil and groundwater impacts.
