What is Value Engineering (VE) ? Value engineering is a systematic effort to find less costly ways to meet the Owner’s needs in the building without sacrificing the scope, quality, aesthetics, operating costs or long term maintenance and replacement costs.

It is important to understand the VE process when evaluating a buildings alternatives Creative Brainstorming Analysis Information Gathering Evaluation Recommendation Implementation

It is important to understand the VE process when evaluating a buildings alternatives Performance Evaluations Documenting and Auditing Integrated Team

Conceptual planning, design, and construction are phases where sustainability can be greatly influenced by value engineering Construction Design Conceptual Planning

Who should be involved in the VE process? Owner Project Team Architect Structural Engineers Mechanical Engineers Civil Engineers Construction Manager 3 rd Party Consultants Energy Engineers Commissioning Agent

The conceptual planning phase is where decisions determine whether or not the owners requirements can be met by an addition, renovation, or new construction Site Energy Materials Water Indoor Environment Quality Operation & Maintenance

VE can be used to analyze sustainable alternatives in the design of the building Contract Site Energy Materials Water Indoor Environment Quality Operation & Maintenance

The biggest challenge during the construction phase is managing changes that result from change in scope, errors & omissions, unforeseen conditions, etc. Site Energy Materials Water Indoor Environment Quality Operation & Maintenance

To conclude, it is important to understand what VE is and what is involved in the process to obtain the most sustainability for a building Be familiar and understand the information gathering, analyzing, creative brainstorming, evaluating, and implementation Form an integrative team, document everything, and set performance measures for green objectives Start VE early in the process and continue throughout focusing on where sustainability can be influences in the site, energy, water, materials, indoor environment quality, operation & maintenance, and contracts

Structural Breadth Topic Value Engineering and Sustainability CMU Wall Design PEX Tubing Design

The original design has a sixteen foot concrete wall around the lower half of the south addition CMU Wall?

STAAD Pro was used to determine the roof loads acting on the wall Assuming Load acting on the wall = 1.5 kips

Empirical design for concrete masonry walls was used to determine the CMU size Assuming Weight of wall = 100 psf 100 psf x 16’ = 1.6 kips Total load acting on foundation = = 3.1 kips Empirical Design Height (16’) / Thickness (t) = 18 Solve for t, t = Use 12 inch CMU!!! 3.1 kips < 9.05 kips

Thermal resistance comparison between the concrete and CMU design CMU wall will allow less heat loss due to heat transfer

Cost comparison between both designs A total savings of $64,718

In conclusion, the 12 inch CMU wall is a feasible solution 12 CMU is structurally sound By having a higher R-value, CMU wall maintains sustainability CMU will save $63,718

The Health Care Center’s domestic water supply is a typical branch plumbing system using copper piping PEX tubing design?

PEX is cross-linked polyethylene, originally used in residential and commercial buildings for radiant heating Advantages Ease of Installation Durability Cost Effective Energy Efficient Noise Reduction

A remote manifold system will be the new design for the domestic water supply Remote Manifold Supplies water directly to fixture Less Fittings during installation

Cost comparison between both designs Original = $127,026 PEX = $88,708 Total Savings = $38,317 Savings 354 man hours

In conclusion, the remote manifold system including PEX tubing is a feasible solution The 354 man hours saved will reduce the overall length of the project The design change will save $38,317 The new design will increase sustainability

VE must be incorporated early and often in the process to ensure the best quality of the building In summary, value engineering can be used to help maintain or even gain a buildings sustainable status Questions? Both the CMU wall and remote manifold with PEX tubing design meet green criteria By switching to the new designs over $100,000 will be saved
