The Bournemouth Experience

Bournemouth Housing Options  Rent Deposit /Bond Scheme  Accommodation Finding Service  Homes 4 Let  Private Sector Leasing Scheme  Links with floating support

Bournemouth Housing Options  Private Rented as part of developer contributions when building  Local Housing Allowance direct to landlords  Choice Based Lettings for social housing, and now….  Advertising properties in the private rented sector!

Tempting the applicants! Is your property overcrowded? Would you like to move to a different area? Have you waited for years for a council property? Will you be waiting many more years on the list? Better quality of life AST tenancies but landlords are accredited and want long term tenants Rent is no more than LHA limit.

How do applicants access these properties? They must be on the housing register They use their Choice Based Lettings password to access the website The website layout & free sheet is just like Choice Based Lettings! They bid for the property they are interested in via the website If they win the bid, we will contact the landlord who will arrange for them to view the property.

Will bidding for a private property affect their place on the register? We have built in filters so that only bids will be accepted that meet the applicants eligibility and criteria No restrictions on refusals Bidding history will show all bids on social and private rented properties We do not take people off the register but we do reassess their circumstances. If they are a priority case we suggest that they bid on social properties only

Landlords Landlords sign up, use a password & place their own adverts on the CBL website. If the advert is placed before the bidding cycle starts, the Homeless Prevention Team are offered the opportunity to use the property for homeless prevention. One the bidding cycle starts, only applicants on the housing list can place a bid for the property.

Continued.. When the bidding cycle finishes, applicants and landlords are contacted and arrangements are made for the applicant to view the property. With the tenants permission, we may if needed, tell the landlord about the prospective tenant’s circumstances and set up floating support. If tenancy is agreed, we invoice the landlord for our fee. We are charging to introduce the tenant not for the advertising

Follow Up After three months, we phone the landlord and tenant to make sure the tenancy is running well We ask the tenant about their tenancy and offer floating support and any other back up if needed. It is also a useful spot check to make sure the accredited landlord is conducting him/herself properly We ask the landlord about the tenant to make sure the tenant is paying the rent on time and that they are a quiet tenant

Benefits to Landlords Longer tenancies Reduced voids Maintenance costs reduced Back up support and advice when needed Accreditation – achievement of quality benchmark Experience – since CBL started in July 2008, 1068 applicants have been successfully housed in social housing!

Partnerships Homes4let is a social letting agency which has been working in partnership with Poole and Bournemouth councils since October The project currently manages over 250 properties for landlords both large and small and provides a service which is professional, cost effective and ethical. National Landlords Association is the leading organisation representing the interests of private sector landlords
