3 Building Codes Building codes are more stringent for commercial structures Codes regulate design, electrical, energy, fire, mechanical, plumbing, structural, and zoning The Uniform Building Code should be purchased to gain an ability in referencing

4 Design Categories Occupancy groups specifies to whom or how the structure will be used A - Assembly-typeI - Institutional B - Nonhazardous businessM - Mercantile E - EducationalR - Residential F - FactoriesS - Storage H - Hazardous areasU - Utility

5 Design Categories Structures often have more than one occupancy group and there must be separation by a floor or wall

6 Design Categories Type of construction is determined after the occupancy group is identified – 1 and 2 - Structural elements must be constructed or protected by approved noncombustible material –3, 4, and 5 - Constructed of steel, concrete, iron, masonry, or wood

7 Design Categories Building area refers to the size of a structure This is based on square-foot-sizes Once the type of construction is determined the type of materials are selected The materials also assist in determining the maximum height of the structure

8 Design Categories Zoning ordinances and the building uses determine where it can be located Increasing space between buildings reduces fire hazards Closer buildings may require special fire resistant materials

9 Design Categories Additional floor area can be increased by installing additional fire prevention devices or increasing setbacks

10 Design Categories Occupancy load is determined by a ratio of a room area to the specified code Interior layout is completed after the exterior shape is determined A fire path must be determined so there is easy evacuation if a fire exists

11 Design Categories Fire exit codes require at least two of the exits be separated by one-half of the diagonal of the area served Exit doors must be at least 3’-0” wide Hall width is a minimum of 44” wide

12 Using the Codes The drafter must be aware of building classifications although the architect or engineer usually determine it By using the code books many problems can be solved Practice using the code book to increase familiarity with it
