Reed Construction Data RS Means LCC Calculator

Overview Create Web interface to LCC Calculator for savings from Intelligent Building Systems Integration RS Means to create benchmark data from internal and external resources Annual Dollar savings from integration –Characteristics of high, medium, low integration –Phase I study Market Analysis and Intelligence

Functionality INPUTS –Building type –Size of Building –Location –Integration level

Issues to be evaluated Operational costs Labor costs Repair Maintenance Initial construction Regulatory Issues

Types of Integration Security Lighting HVAC Occupancy Sensors Elevators

Benchmarking Requirements Data gathering Analysis Comparative Data sets Mapping Input from Manufacturers

Life Cycle Cost Results Annual Energy Savings R&M Savings Direct Labor 20 year comparison

Activities Data Input from manufactures Workgroup to define parameters Develop working prototype

Phase I – IB Integration Evaluation Definitions –High, Medium and Low LCC Issues Roadblocks Current Level of Integration Benefits of Integration implementation

Preliminary Findings

BIQ Building Intelligence Quotient BIQ Consortium David Katz, MBA – Project Manager

Building Intelligence, Reality and Perception REALITY cost savings functional enhancements (comfort, security, flexibility, reliability) Increased productivity PERCEPTION expensive complex – hard to implement a luxury not “mainstream” POSITIVE RETURN ON INVESTMENT LACK OF AWARENESS FEAR OF THE UNKNOWN

Objectives of the BIQ Tool Promote building intelligence integration and products by: demonstrating the added value they can bring to a property demystifying implementation of building intelligence EMPHASIZE: POSITIVE RETURN ON INVESTMENT INCREASE AWARENESS DISPEL FEAR OF THE UNKNOWN

Rating and Certification (demonstrates the added value) Upgrade Design and Implementation Guidance (demystifies implementation) + BIQ - an online tool

BIQ concept is based on: Technology Roadmap for Intelligent Buildings CABA’s Best Practices Guide for Evaluating Intelligent Building Technologies IS Green Globes Rating Assessment Protocol that is used for: –Integrated design of new buildings –Improving existing buildings (BOMA Go Green) –Facility fit-up (Commercial Interiors) –Emergency management of buildings

Why online? Interactive Makes it possible to change inputs at the click of a mouse Generates scores and reports effortlessly Makes it easy to store and compare data about various properties Allows for multiple users Puts product information at your fingertips

How can BIQ promote building intelligence ? 1.Provides a baseline assessment of an existing building 2.Helps to articulate the targets for a high performance building 3.Provides a gap analysis between the baseline building and the high performance version 4.Provides step-by-step guidance on how to get there Base building profile High performance intelligent building targets Gap analysis Building intelligence design guidance

Discussion Points CABA $/ BIQ, Annual License & Sponsorship? “Fixed assessment” or “Needs-based” assessment? How to integrate “technology product solutions”? Technical Steering Committee Membership? User Group Establishment? BIQ Verification and Certification Process ? BIQ Consortium David Katz, MBA – Project Manager

Intelligent Building Road Map (IBRP) Guy Millaire CABA Technical Director

Intelligent Buildings Roadmap (IBRM) "The CABA Technology Roadmap for Intelligent Buildings is a well researched and written document that I promote as recommended reading for our people as well as architects, engineers and owners. It presents a solid portrait of the state of our industry and a clear vision of where we are headed." Terry Hoffmann, Johnson Controls ( Technology Roadmap for Intelligent Buildings re-write.

Intelligent Buildings Roadmap (IBRM) Technology Roadmap for Intelligent Buildings (TRM) was written in 2002 and needs updating. Property of Federal Government and, unless involved in rewrite, TRM can only be used as reference to produce the IBRM. TRM focused on commercial, institutional and high- rise residential buildings and provided an in-depth examination of intelligent buildings technologies.

Intelligent Buildings Roadmap Project Plan Requirements Task Force for project scope definition. Steering Cttee to contribute to & oversee the content of the report. Sponsor(s) to fund the project: –Governments, Research or Training Institutes. –Private enterprises. Contractor to conduct the research and produce the report. IBRM project is projected to secure 10 US = $150K. Panduit Corp., CABA Board Member, already committed their share to fund the project.

Intelligent Buildings Roadmap (IBRM) Questions:

Intelligent Building Demo Demo Building NRC/IRC M20 Tom Lohner, VP TENG Solutions Inc.

Intelligent Building Demo (Project Concept) Show that an intelligent building can contribute to objectives of Kyoto Accord. Monitor the before and after bldg performance to establish a reference to quantify the savings. Provide the Government and Industry with a model to use in their efforts to improve building efficiency. Publish the findings for use as applied research reference for new construction.

Intelligent Building Demo (Project Update) TENG Solutions was contracted to conduct an analysis of the National Research Council/Institute for Research in Construction (NRC/IRC) Bldg M20. Report tabled and approved, Sep, Some of the report recommendations will be implemented in future NRC/IRC building retrofits. NRC/IRC M20 retrofit project presently on hold pending funding. Focus is now on Bldg M59, utilizing a unique private-sector energy services company (ESCo).

Intelligent Building Demo Project (Opened for Proposal) Public and private organizations are invited to take part in this project and offer an on-going retrofit initiative to serve as a model of intelligent buildings. CABA would continue to monitor, publish findings and inform the industry at large. CABA would also use its marketing position to promote the efforts being made towards intelligent buildings.
