Facility vs. Real Estate The property sector and Facilities Management are inexorably drawn to influence one another. The important relationship between property services and facility management has become even more apparent during the economic crisis. Pg.2

What is FM? Pg.3 Often understood as handyman! Mistake!!! Quoting EU FM Standard: EN :2006 “Facility management Integration of processes within an organisation to maintain and develop the agreed services which support and improve the effectiveness of its primary activities.”

When FM shall step in?! During the economic crisis any help (saving) is welcome! We need to find, what are the potential benefits of the collaboration between the property sector and the world of Facilities Management? Mistake done by companies Expectations Cost savings Greater efficiency Better service level Often a reality  Loss of control over certain activities  Choosing wrong partners/subcontractors  Often unable to determine the cost  Often unable to determine the effectiveness of assets Companies and Inverstors want keep the FM in house Why choosing a specialist? Advantage Provides services for any property type Better management of processes More competitive prices from subcontractors Works on ensuring trouble-free operation of technical equipment Control of contracts Outsourcing requires however a carefully preparation!!! No Crisis for FM in Central Europe Referring to own experience, economic crisis does not mean a crisis for facility management. Currently, the general trend for companies is to make a decisive move towards outsourcing non- core business. The client often decides gradually to accept broader range of services! Pg.9

Conclusion and CAFM system  Need for Trouble-Free operation of a property  Need for a Client’s Comfort  Client focusing on his Core-business  Specialist = prevention, efficiency, improvement CAFM system (Computer Aided Facility Management software) Developed own CAFM system = ASI Web Pg.10
