Key Responsibilities JOINT VENTURE Current Responsibilities Producing the overall development master plan for the village Ensuring that all land in the village is developed in accordance to JV guidelines and design codes. Marketing land for future development & manage the tender and selection process of contractors/developers Managing the construction contracts with the contractors/developers i.e. Crest Nicholson & Taylor Wimpey Maintain all landscape areas (those not part of a construction site) prior to handover to BVT Future Responsibilities? To continue with the above until the whole village has been developed and handed over to BVT or other parties i.e. roads that are to be adopted by the Telford & Wrekin Council

Key Responsibilities BVT Current Responsibilities Own and manage all of the playing fields, parks and play areas, landscaped areas and other open spaces throughout the Village. Manage those areas that have been handed over to the Trust Protect and preserve the built environment by way of a Design Code To collect the Management Charge on behalf of the residents for the management of the estate and secure a reserve (sinking fund) for future requirements To allocate Trust owned properties for rent on the village Tenancy management Future Responsibilities? Long term management (stewardship) of the whole estate whether owner occupied or owned by the Trust.

Maintenance Charge

What is included in the Maintenance Charge?

Sinking fund The sinking fund is amounts of money received in advance to create a reserve of funds. The purposes of this fund is to build up a sum of money to cover the cost of irregular and anticipated future costs, which, amongst other works could include replacement of hard surfaces, street furniture, IRS etc. BVT will hold this money in trust on behalf of all residents for the benefit of future expenditure. The reserve is kept in a separate account which accrues interest and will only be used for the purposes explained above.

BVT’s commitment to the village – areas covered by the Trust which are no included in the Maintenance Charge EXAMPLES Estate Officer and other staff – Only charging a small contribution or none Additional Landscaping at Stocking Park – Responsibility of Taylor Wimpey Costs of running the Oak Tree Centre Litter Picking in areas outside of our responsibility Provision of grit bins and grit Maintenance costs for Woodlands Park has been covered for three years to reduce the burden on the residents
