3 Alexandra Park Residents Association 11 th May Achievements The APRA Committee and individual residents have been directly involved in a number of successes, including:  The erection of safety signs and secure fencing around the balancing pond.  The installation of a bus shelter at the entrance of Alexandra Park.  The building of an additional bus stop at the entrance to Alexandra Park.  The erection of 20 mph speed signs at the Alexandra Park entrance.  The initial installation of dog bins around the development.  Establishing a close relationship with the Hayley Conference Centre.  Ongoing dialogue with Solitaire and DWH about our development.  A number of Social activities; Carol Service, Easter Egg Hunt, Golf Society. Your association continues to negotiate and pressure the relevant authorities over the following:  Improved service from Solitaire.  The installation of a community notice board within the development.  Negotiating the use of 106 funds with the Parish Council.  The building of a footpath to Wroughton/Chiseldon.

4 Alexandra Park Residents Association 11 th May Meeting Etiquette (Rules of Engagement!) Our plan this evening is to understand what you, as residents want APRA to be rather than concentrating on individual problems we are all having with Solitaire. Please allow the speaker to complete their presentation and then we can open for questions and comments When you wish to raise a point please indicate to the Chair and your opportunity will be facilitated as soon as possible. Alexandra Park is our development. Its up to us all to decide what we want to happen and how we can all work together towards our common objectives. Our development will be what we make it

5 Alexandra Park Residents Association 11 th May EGM Aims/Objectives 1.Determine the future of the Alexandra Park Residents Association. 2.Determine a way forward with regard to Solitaire.

6 Alexandra Park Residents Association 11 th May Options for the future of APRA 1.Disband APRA and refund remaining subscription monies. 2.Act as a social organisation and conduit for information for Alexandra Park Residents (need more members to join). 3.Act as a united voice of the Residents of Alexandra Park and tackle issues as they develop. (needs far greater numbers of residents to sign up). What do you want to happen to APRA?

7 Alexandra Park Residents Association 11 th May Current situation with Solitaire (Landscaping) 1.Solitaire have failed to pay Greenscape the Landscaping Contractor. 2.No work has been undertaken since October The recent work has been paid for by DWH. 4.Solitaire claim arrears of £6,000 and no funds are available. 5.Solitaire plan to use advance payments for 2010 to cover work for All payments are made in advance; Payment in October 2009 covers period October 2009 – April Next invoices to be paid cover the period April 2010 – October Solitaire have taken their own management charges from the account. The services contracted & paid for are not being provided The Solitaire Complaints Procedure

8 Alexandra Park Residents Association 11 th May Other Common Issues with Solitaire 1.Poor and inaccurate invoicing. 2.Consistent problems with Solitaire conforming to the TP1. 3.Excessive charges for their management fees, assigning leases. 4.Delays in the time to assign leases. 5.Inconsistent communication. 6.Poor customer service. No response to complaints 7.Customer service survey sent to selected households. We need to decide what we want to

9 Alexandra Park Residents Association 11 th May Options for dealing with Solitaire NOT SPECIFIC STRATEGIES 1.We do nothing. 2.Let individual residents deal with their own issues with Solitaire following the documented complaints procedure. 3.Pressure Solitaire & if necessary take legal action. 4.Provide APRA with a mandate to represent residents. REGARDLESS OF THE OUTCOME IF YOU ARE NOT HAPPY COMPLAIN TO SOLITAIRE (see for details)
