Performance Lifecycle Maintenance PERFORMANCE SOLUTIONS

Current Maintenance Practices Can you say with high confidence that current completion of maintenance activities is delivering measurable results? Do you at times feel frustrated at continuously approving expenses without knowing what the “end goal” is? Do you feel you are making informed decisions about maintenance or repair expenses?

At Neelands, we set out to radically improve HVAC/R maintenance services offered in the market. To develop best in class maintenance programs How? To eliminate “Typical” benefits………. and replace with “Measurable”

Maintenance Does Not necessarily mean PERFORMANCE

Maintenance Does Not necessarily mean ASSET MANAGEMENT

DOES THIS SOUND LIKE ALIGNMENT WITH AN OWNERS’ OBJECTIVES? Maintenance – to most owners – is accepting a contractor price in “the hope” that a set of activities actually get completed AND………… might provide a desired operational and performance result. Maintenance – to many contractors – is pricing low enough to get a contract with “the hope” that profit will be made on extras. DOES THIS SOUND LIKE ALIGNMENT WITH AN OWNERS’ OBJECTIVES?

Performance Lifecycle Maintenance Introducing………….. Performance Lifecycle Maintenance

Performance Lifecycle Maintenance Maintenance activities that deliver measurable operational and financial performance to our customers. Integrated asset management that provides clarity to customers to make informed decisions about their assets.

PERFORMANCE Lifecycle Maintenance Neelands Refrigeration Set Out to Deliver A Program That Delivers Meaningful & Measurable Performance Not just performing scheduled maintenance with signed service reports Not simply monitoring outputs and alarms Performance analysis that dives deep into system operation and parameters Ability to see in real time major asset performance – both technically & financially Our performance analytics enables us to evolve industry standard seasonal maintenance activities to Reliability Centered Maintenance which blends corrective, predictive and preventive – all with the objective of optimal performance.

PERFORMANCE Lifecycle Maintenance Advantages of Reliability-Centered Maintenance include: Efficiency increased Increased system reliability Appropriate maintenance levels based on performance Appropriate frequency of overhauls Reduced sudden equipment failures Maintenance focused on critical components Incorporates root cause analysis.

PERFORMANCE Lifecycle Maintenance Example of Reliability-Centered Maintenance: Today’s cars have onboard performance analytics that provide service advice such as when to change your oil. Here is a simple example of the benefits of reliability centered maintenance for a modern cars’ oil life/ usage. Ford Flex “A” Primarily highway driving Average speed is 50 mph Very little stop/go driving Oil change warning at 6,800 mi. Ford Flex “B” Primarily city driving Average speed is 27 mph Mainly stop/go driving Oil change warning at 3,800 mi. Reliability Centered Benefits Informed Scheduled Less downtime of vehicle Less inconvenience to driver 44% fewer oil changes

PERFORMANCE Lifecycle Maintenance Structured Flexibility…………………….. Customers Have Varying Design Philosophies That Result in Different Equipment and Application. For that reason we required a solution that recognized; Equipment design and operations differ Customer environment evolves Different equipment has different probabilities of failure All equipment is not of equal importance to facility operations Facilities have defined financial and personnel resources.

PERFORMANCE Lifecycle Maintenance Technical & Financial Benefits Reliability strategy in concert with an effective maintenance strategy is crucial to maximize the performance of your assets. Reliability techniques such as Failure Modes and Effects Analysis (FMEA) and Root Cause Failure Analysis (RCFA) will result in bottom-line savings through early detection and root cause elimination. An effective performance based maintenance program will provide information that improves purchasing decisions. Combined with asset management, a reliability centered maintenance program will decrease utility expenses.

PERFORMANCE Lifecycle Maintenance Detect & Intercept Issues early

PERFORMANCE Lifecycle Maintenance Asset performance curve magnified within a short time frame with industry standard seasonal maintenance practices Asset performance curve magnified within a short time frame with performance lifecycle maintenance. P T Standard seasonal PM performed with no direct relationship to asset performance. Reliability centered based maintenance activities based on actual measured asset performance.

PERFORMANCE Lifecycle Maintenance Technical & Financial Benefits Performance Lifecycle Maintenance must have an acceptable initial cost and satisfactory Return on Investment. By designing and implementing processes and software in house and using readily available hardware, we have achieved an acceptable cost structure. Cost savings and cost avoidance can be achieved through; Reduction in energy consumption as a result of Reliability Maintenance Managing energy demand Managing the balance between CO2 heat reclaim and fossil fuels Extending maximum performance of asset over lifecycle Staff awareness and training Incentives for implementation of certain practices

To measure requires a measurement tool. PERFORMANCE Lifecycle Maintenance To measure requires a measurement tool. To implement reliability centered maintenance requires real time knowledge of operations and ability to modify operation to maximize performance.

PERFORMANCE Lifecycle Maintenance So How?

PERFORMANCE Lifecycle Maintenance SYSTEM EFFICIENCY INDEX - SEI With the increasing pressure on the refrigeration industry to take responsibility for the often low energy efficiency of installed systems, the focus is to find better criteria for design, as well as validation after installation. Neelands Performance Lifecycle Maintenance provides this validation. The SEI is a measure of efficiency. The advantage of SEI compared to other KPI’s such as COP is that it can provide information about a system's efficiency based only on a short instantaneous measurement in field, and correlating it to the theoretical potential performance under the actual operating conditions. Instantaneous measurement, seeing various refrigeration system parameters, and logging, give our technicians and managers the ability to make adjustments and to determine appropriate maintenance activities.

PERFORMANCE Lifecycle Maintenance SYSTEM EFFICIENCY INDEX Today, generally speaking, an SEI value over 35 is considered a good operational efficiency standard. Any incremental increase over an index score of 35 is ideal. As the index score continues to approach 50, we now have a system operating well. The SEI has become the standard KPI which Neelands Refrigeration shall use. So, that being said…………..

Key Asset Management Functions

Performance LIFECYCLE Maintenance How Effective are you or your contractors reporting on maintenance activity results? Trending Failure Analysis Capital Costs Procurement Capital Planning Asset Management Neelands Asset Management will Enable You To Receive Information That Informs You – Information That Allows You To Strategically Manage Your Assets

Performance LIFECYCLE Maintenance Equipment assets and their attributes are easily managed via the Neelands asset management module which maintains such information as; Equipment location Function Make, model, serial Warranty dates Installation dates Client facility asset numbers can easily be cross referenced against the database and reports to the client based upon specific general ledger codes can be accomplished.

Performance LIFECYCLE Maintenance Asset management functions are quickly and easily captured by our field technicians on their Samsung units. Our paperless work order system integrated with our asset management back end provide customers with an effective and environmentally sensitive reporting solution Functionality is also shortly expected to include a web portal for our customers to have convenient access to asset information.
