Prepared by: Derek Development Corporation, LLC 1035 East Milton Lafayette, LA The Shops at Miramar Community Profile This site is located west of the City of Youngsville (within 3 miles) and South of the City of Lafayette (within 3 miles) at 1035 East Milton Avenue. Milton Avenue is a primary east-west thoroughfare, and will be a critical artery connecting the area with Highway 90 via Chemin Metairie Parkway’s Phase 2 will connect daily traffic to highway 90. To accommodate the traffic flow and rapid growth of this area the State and the city of Youngsville have installed a Roundabout (traffic circles) at the intersection of Verot School Milton and Chemin Metairie. Population Youngsville, Louisiana and the surrounding Lafayette Parish (East Milton) has been the state’s fastest growing area for more than 20 years. The Shops at Miramar will be located on the South Side of Lafayette on Hwy 92 near Verot School Road. Large residential and commercial growth experienced by the unincorporated areas of the South Side of Lafayette over the past ten years is projected to continue growing in the future, making East Milton (Hwy 92) the location to be in close proximity to consumers. With major residential subdivisions being built, over 900 homes will be in the immediate radius of this site “ The Shops at Miramar ”, make this a prime location to be right in the heart of the residential growth and traffic flow from neighboring trade areas. The demand is here but the supply is not. It is projected that over 400 households will use Miramar Boulevard each day traveling to and from Broussard, Youngsville New Iberia and Lafayette. There are also over 500 other households located within a 1 mile radius of this location. The completion of multiple round-a-bouts along Hwy 92 has made this a popular and efficient route for commuters in the region and this is expected to grow for years to come. The proposed 1.72 acre development, will include an outparcel consisting of approximately 37,000 sq. ft. and a retail shopping center “The Shops at Miramar”, consisting of 12,500 sq. ft. of lease space. The outparcel will serve as an anchor to the retail shopping center with an end cap which will include a drive thru. Prepared by: Derek Development Corporation, LLC The fall of 2012 is when the City of Youngsville has plans to break ground on a new, multimillion, 70-acre Sports Complex and Activities Center complete with:  Baseball Fields  T-Ball Fields  Soccer Fields  Tennis Courts  Playground  Concession Stands  Community Center  1 Mile Walking Path In an age when people are more tax-resistant than ever, the citizens of Youngsville stepped forward in November 2011 to approve a one-cent sales tax dedicated for the purposes of constructing a place where sports tournaments can be held, kids can play and people of all ages can engage in activities together. The land itself will be donated by one of the most community-committed businesses in the city, Young’s Industries. The plans and design were approved by the Youngsville City Council in February, state grants have been applied for and a decision on those is expected in April. The City plans on forging ahead with the new sports complex regardless of the outcome of grant approval and the project is scheduled for completion in the spring of 2014.

Large residential and commercial growth experienced by the unincorporated areas of the South Side of Lafayette over the past ten years and projected to continue in the future, make Hwy 92 a promising location to be in close proximity to consumers. With major residential subdivisions being built neat to The Shops at Miramar, over 400 households will utilize the adjacent street through Miramar Subdivision each day, and over 500 other households are located within a 1 mile radius. The proposed 22,000 square foot development, Shops at Miramar, will be built in two phases. The first being a free standing out parcel consisting of approximately 37,634 square feet and will serve as an anchor to the shopping center. The shopping center will consist of approximately 12,500 square feet of lease space with an end cap having a drive through.
