CDM ( Construction design and management)

The Construction (Design and Management) Regulations 2007 (CDM) are there to : improve health and safety in your industry have the right people for the right job at the right time to manage the risks on site focus on effective planning and manage the risk - not the paperwork

Who is involved? CDM 2007 places legal duties on virtually everyone involved in construction work. Those with legal duties are commonly known as 'dutyholders':  Clients  CDM co-ordinators  Designers  Principal contractors  Contractors  Workers

Designers: roles and responsibilities All those who work in the construction industry have their part to play looking after their own health and safety and in improving the industry's health and safety record. On all projects designers will need to: Eliminate hazards and risks during design Provide information about remaining risks

Duties as a Designer As a designer you must ensure that the project is capable of being constructed to be safe, can be maintained safely and complies with all relevant safety and health legislation.

Listed Building Consent and Conservation Area Consent

Listed Building Consent What it is and why do you need it? Listed Building Consent is required for the :  demolition or partial demolition of a listed building  alteration or extension in any manner which would affect its character as a building of special architectural or historic interest.

What is a listed building?  A listed building, in the United Kingdom, is a building that has been placed on the Statutory List of Buildings of Special Architectural or Historic Interest. It is a widely used status, applied to around half a million buildings. The statutory body maintaining the list in England is English Heritage.

Conservation Area Consent WHAT IS A CONSERVATION AREA ?  Conservation areas are designated by the local authority, and there are now approximately 10,000 in the UK.  they include historic urban areas of character and interest which the local authority wishes to protect and enhance  they may also include landscape and townscape features which affect the character of a place  Which may be :  natural or man-made  industrial or residential  homogenous urban centre or the widely varying landscape of a rural village, including the surrounding landscape. The first conservation areas were designated in 1967 and there are now over 8,000 conservation areas in England.

Conservation Area Consent What does it mean ? Property Alterations:Trees : Demolition If you live in or run a business from a property in a conservation area you may need permission from the Council before making alterations such as :  cladding,  inserting windows,  installing satellite dishes and solar panels,  adding conservatories or other extensions,  laying paving  building walls. If you are thinking of cutting down a tree or doing any pruning work you must notify the Council 6 weeks in advance. or substantial demolition of a building within a conservation area will usually require permission from the Council.
