The RP perspective: challenges and opportunities … Dave Smith External Affairs Manager (London) National Housing Federation

The RP perspective: challenges and opportunities 3 specific areas we should look at… 3 broader challenges to the sector…

Challenge: 1. Boroughs v Boris

“Whether there ought to be a federal government intrusted with the care of the common defense, is a question in the first instance, open for discussion; but the moment it is decided in the affirmative, it will follow, that that government ought to be clothed with all the powers requisite to complete execution of its trust.” Opportunity: 1. A Mature Relationship

Challenge: 2. Planning & NIMBYism

Opportunity: 2. Planning Zones & Willing

Challenge: 3. Green Belt

Opportunity: 3. Honest Assessment Of Land Holdings… “The reality is that a child in Haringey gets no welfare from the fact that five miles away in Barnet, there are 2,380 hectares of greenbelt land; or in Havering another 6,010 hectares...What greenbelts really seem to be is a very British form of discriminatory zoning, keeping the urban unwashed out of the Home Counties - and of course helping to turn houses into investment assets instead of places to live. Building on greenbelt land would only have to be very modest to provide more than enough land for housing for generations to come: there is enough greenbelt land just within the confines of Greater London – 32,500 hectares – to build 1.6 million houses at average densities.” Prof. Paul Cheshire LSE

3 Broader Considerations…
