The Government of Alberta Supports Environmental Health and Safety in Buildings Presented by: Bruce Mackenzie, Managing Partner, MacKenzie Inc. [representing BOMA (Calgary, Edmonton)] Arlene Ledi-Thom, Consultant, Partnerships In Injury Reduction

Outline The Partnership Background Standards (BOMA BEST® and COR) Advantages Next Steps

The Partnership Parties involved: –BOMA (Calgary, Edmonton) –Alberta Jobs, Skills, Training and Labour Supporting parties include: –Alberta Infrastructure –Alberta Environment

Background BEST = Building Environmental Standards Launched nationally in 2005 Gave building managers, operators, and owners a holistic approach to integrating environmental considerations into building management

Background BOMA BEST® provides 5 levels of certification: CertifiedAll 14 practices must be achieved, up to 59% on assessment Bronze All 14 practices + a score of 60-69% on full assessment Silver All 14 practices + a score of 70-79% on full assessment GoldAll 14 practices + a score of over 80-89% on full assessment PlatinumAll 14 practices + a score of over % on full assessment

Background Emphasizes the importance of best management practices with continuous improvement in 6 key areas : –Energy –Water –Waste reduction and site enhancement –Emissions and effluents –Indoor environment –Environmental management system

Background Since its launch in 2005, over 3,500 buildings representing nearly one billion square feet of Canadian commercial real estate have applied for certification/recertification. The growing trend toward building assessment and certification through BOMA BEST® speaks to the value this program has provided to the Canadian commercial real estate industry.

Background - Facts BOMA BEST® –is the Canadian industry standard for commercial building sustainability certification –is a national program delivered through 11 BOMA associations across the country –is based on the internationally recognized and accepted Green Globes ™ environmental assessment platform

Background - Facts BOMA BEST® –is the only assessment and certification program of its kind for commercial buildings in Canada –Is a unique voluntary national program designed to assess environmental performances and management of existing buildings

Effluents Performance and Management Practices of Certified Office Buildings (by Level and Building Age)

Eligibility Criteria Building age At the time of application, a building must be at least one year old Occupancy The building must have a minimum of 70% average occupancy for a minimum of twelve consecutive months

BOMA and Partnerships BOMA became a Partner In Injury Reduction in 2008 In 2009, it collaborated in a best practice publication titled “A Guide for Building Owners and Managers” - a supplemental edition has since been added as an extra resource BOMA BEST® echoes COR (a provincial standard) for requirement of achieving certification on the management of hazardous products

BOMA and OHS Occupational health and safety is clearly an issue of critical importance for BOMA BEST® buildings.

Ministerial Support In 2012, BOMA received support from the Minister of Alberta Human Services for the creation of a new certificate to recognize companies that have achieved both BOMA BEST® Platinum certification and a Certificate of Recognition (COR) Currently 10 buildings in Alberta have achieved the Platinum certification, of which 3 have achieved a COR

Ministerial Support Companies that have received an Environmental, Health and Safety Certificate BENTALL KENNEDY (CANADA) LIMITED PARTNERSHIP Sites: Jamieson Place Bower Place Shopping Centre EDON PROPERTIES INC. (EDON MANAGEMENT) Sites: Red Deer Provincial Building Rocky Mountain House GWL REALTY ADVISORS INC. Site: Gulf Canada Square

Advantages Natural alignment of Occupational Health Safety and Environment Coordinated management systems between BOMA BEST® and COR Minimization of risk Stand-alone process in which COR or BOMA BEST® Platinum certifications are reviewed according to their own program requirements

Next Steps Increase growth in environmental health and safety certified building sites. Increase growth in building sites who have achieved the BOMA BEST® Platinum and a COR Improved management of hazardous materials in certified building sites.
