Does your Fire Risk Assessment incorporate a risk based approach to your Passive Fire Protection?

Case Studies

Case Study 1 Your new build block of flats Then there’s the snagging list, the cost, the heartache and the stress, then there’s still the building

Case Study 1 Newly built block of flats, we supported the owner, who had taken occupation 3 month previous, and the builder, who attended a meeting to explain why the building was built correctly.

Case Study 1 Newly built block of flats, we supported the owner, who had taken occupation 3 month previous, and the builder, who attended to explain why the building was correct. The gas intake room for each of the flats was designated and used as the communal bin store, there is a smell of gas.

The gas intake room for each of the flats was designated and used as the communal bin store, there is a smell of gas. Cold smoke seals and Intumescent strips should be fitted to both sides and the top surface of all service cupboard fire doors (or their frames). As this is a new build, all fire doors should have been installed to FD30S standard; which requires Intumescent strips and cold smoke seals in these locations.

Case Study 2 You buy an old office block and convert it to flats with commercial property underneath Who was checking it was being built correctly along the way?

Case Study 2 This is building occupied in the basement, ground and 1 st floor by a restaurant, and the 2dn, 3 rd and 4 th floors has self contained flats. Converted within 12 months of the assessment.

Case Study 2 This is building occupied in the basement, ground and 1 st floor by a restaurant, and the 2dn, 3 rd and 4 th floors has self contained flats Fire Separation throughout the building had been ignored, not even any pink foam!

Case Study 2 This is building occupied in the basement, ground and 1 st floor by a restaurant, and the 2dn, 3 rd and 4 th floors has self contained flats Fire Separation throughout the building had been ignored, not even any pink foam! The Perco closers on the flat front doors did not work, so did not close the doors unaided

The Perco closers on the flat front doors did not work, so did not close the doors unaided The lighting fitted was not emergency lighting, so without enough borrowed light there are a retro fit required Two of the fire doors leading to the escape stairs had no handles either side, and the evidence suggested there had never been handles fitted.

So whilst it will look pretty on the outside, it is definitely not pretty on the inside

Competence & Training... Who can inspect your fire doors?

What Constitutes a Fire Door?

Safety Critical Aspects 2(a)Door free of Distortion? Pass 3(a)Door firmly fixed to wall? Pass 3(d)Intumescent seals required? Pass 4(a)Hinges & Screws OK? Pass 5(a)Closer engages? Pass 5(b)Closer secure to door? Fail 5(c)Door normally closed? Fail 5(d)Closers shut together? Pass 7(c)Glass Crack Free? Pass

Risk Base Passive Fire Inspections

So when is this not so important?

Why so important?

Risk based approach means you prioritise the failings in the compartments, unless you can risk assess those out as well! Just document it...
