Building of the tourist complex “Saygon Step” Idea of the project: the result of the project implementation will be creation of a complex recreation center that could receive 450 visitors during the period from May till September, other times the complex will use only % of it’s capacity. initiator: Anatoliy Parytskiy– head of a diversified firm “Saygon” Place of implementation : Syvashivka village of Novotroitsk district in Kherson region. Rented square of the Syvash lake is 480 ha.( for market fish farming – lands of inventory water resources),the length of a defensive coast line – 27 ha (pastureland for cattle pasturing). Project total cost:$ ,6 thous. Financing scheme (own funds, volume of investment needs): The sum of ,6 US dollars is required for the project implementation. Direct investments is the condition of ingoing into the project for investors in exchange for share part in the business. An investor can left the business only after sale a part of his company to a strategic partner. Own contribution of an initiator– an available land plot and a water object. Expected result: there will be a complex recreation center built as a result of the project implementation, designed for 450 visitors since May till September ( including citizens of Ukraine and the CIS), other times of a year the complex will use only % of its capacities. The project implies building of cottages for living, administrative buildings and additional buildings, improvement of the territory, setting up of a beach and wharf for water transport, car parks, installation of swimming pools and bath complexes, a food block and a restaurant. The project also includes purchase of different kinds of transport ( air and automobile ones),a hot air balloon, animals for riding ( horses, camels), organizing of entertaining events. Current availability status: (existence of a business case, project summary, business plan etc): Business plan is developed by PE ”Agentstvo DIS- Invest”. Pay-back period: 5 years. Advantages of the project: green tourism in Kherson region is presented by 7 tourist and recreational bases. However, tourist products of competitors do not cover the number of services containing in the current project. At present time the next services are available in the region : boating, huntsman services, standard cottages, fishing, hunting, bath services, trophy handling, excursions to museums, excursions along the Dnipro river, recreation on the territory of estates, aromatherapy, geysers, souvenirs, organization of sport events, attractions, excursions to Askania – Nova etc. There are no objects similar to the project swimming pools, the need for water activities overlaps only by 5% due to services of small complexes. Infrastructure and resources: the rented square of Syvasdh lake is 480 ha. at the moment, the square of coast defensive wood line is – 27 ha. The distance to a source of water supply is – 100 m., to an electric power supply is also 100 m. The lake borders on popular locality Syvashivka village. Distance from the Syvash lake to the district center – urban type settlement Novotroitske is 20 km. Novotroitsk district is located in the south-eastern part of Kherson region. Territorial closeness to main roads to recreation centers – Henichesk (45 km), AR of the Crimea ( 190 km), access to the road of international importance Е105, М18 “Kharkiv- Symferopol-Alushta-Yalta" (32 km).
