Moss Creek Village Project Capell Valley Estate, Napa, CA

May10, 2008 Presented By The Oakmoss Sustainable Team –Robert Joe –Chris Sommerfeld –Marsha Golangco –Peter Haas –Arcadia Maximo

Robert Joe – General information Aerial Views of Oakmoss Village

Site & Community

Marsha Golangco – Environmental Quality, Feng Shui, Wind & Water Resources

Petroleum underground contamination at the site is related to an old spill from the Underground Storage Tank of a former gas station at the entrance of the village. A letter dated April 1, 2014 from the Central Valley Regional Water Quality Control Board, “there is no longer any threat to human health or waters of the State due to site clean up and natural degradation”. The case is proposed to be closed.

Water Resources Fresh water comes from the Moskowite Reservoir 2 miles away, flows to a water treatment plan on site. Treated water is then distributed to each unit. A sustainable upgrade is to use well water and collected rainwater for use in edible landscaping at no charge or at a reduced rate

Evaporation Pond with spraying mists- This is a waste water treatment system that works for now. There is a concern for odor and sanitation. A sustainable upgrade is to convert this into a biological treatment system such as a Living Machine. The most common type is the hydroponic system that relies on bacteria, plants, and an overflow wetland to clean wastewater.

Chris Sommerfeld – Energy & Transportation

Current Energy Sources & Challenges Conventional PG&E electricity On-site propane storage and distribution Surrounding population centers are 30 minutes by car Vacant Store, restaurant & Bar is easy walking distance once back in operation

Embodied Energy & Transportation Solutions Car pooling Work from home Local food production Village services & skill base Biodiesel van shuttle services

Energy Management & Renewable Stringent energy conservation measures 1.Appliances 2.Lighting 3.Heating and cooking 4.Building envelope Domestic solar thermal Grid-tied solar PV Solar thermal concentrating plant located on northern property

PV Solar * Low Income Resident & GRID Alternative *Water plant

Arcadia Maximo – Katrina Cottage & Deconstruction

Katrina Cottage

Green Katrina Cottage Designed by architect Marianne Cusato Not pre-fabricated or manufactured at a warehouse, they are built on site. The foundation and utility hook-ups are the responsibility of the owners. The materials are pre-selected and sent to the site in a timely manner. This house is designed to meet the standards of 140 mph wind gusts, California’s Cal Green, Tier 1 of Title 24

Peter Haas – Spin (small plot intensive) Farming - An Organic growing method that makes maximum use of a small plot. - Living Machine to treat and clean generated wastewater -Water conservation in each unit - Greywater system from units could be ideal for irrigation

Summary - Transformation of an existing mobile home park into a functional sustainable community Practical application in : Alternative energy technology Effective waste water treatment Green building methods Efficient & profitable organic farming Community transportation Effective management of a sustainable development to generate prosperity for the whole community
