Who we are HomeSolutions Properties, LLC (HSP) is a direct purchaser of properties from a variety of sources. HSP then employs four strategies for the sale of these properties. They are: 1.Land contract sale – using our own staff 2.Package sale to investors 3.Utilizing local area real estate agent to list and sell the properties. 4.Other online services (Craig’s List, Bid4assets)

In return we offer For our selected agents we offer an exclusive area within which the agent receives all our properties to list and sell.

After we assign the property to a realtor

The agent helps us gather all of the necessary information regarding the properties. If the property was previously listed, we ask for the listing form be sent to us. We will need digital photos of the exterior, and some interior shots. We need the Tax Collector’s name and address, as well as current and back taxes if due. All of our properties will require new locks, and we ask our agent to manage this activity. Once we have gathered all of the information required, we move into the pricing stage.

Our realtor now begins to determine the sales price Of our property. During this process we determine If we are going to concentrate on a “cash sale”, or Offer HomeSolutions Financing program. The major Metric we use in establishing the price is the rental Value of the property. After establishing the monthly Rental value, we deduct the monthly property taxes, Plus an allowance for Homeowners insurance to Calculate the monthly loan payment. From this We determine the rate, term, and value.

After the property is listed, we ask the agent to complete a weekly activity report.
