The Design / Build Advantage According to the Design-Build Institute of America, about 40 percent of all nonresidential construction projects in both the public and private sector now use single-source project delivery, in contrast to fewer than 10 percent two decades ago.
“Design-build is taking off,” says Dorwin Thomas, 2005 chair of AIA’s Design-Build Knowledge Community. He predicts that it will be the leading method of project delivery in North America by 2010.” (Design Institute of America)
Let’s Take a Closer Look At … Definition of Design / Build Construction: Design / Build is a project delivery system where the church issues a single contract to perform both architectural and construction services to a single entity.
Definition of Design / Bid / Build Construction: In a Design / Bid / Build project, the owner has separate contracts: one with the architect / engineer (A&E) and another contract with the contractor.
Possible Points of conflict with Design / Bid / Build Construction:
The Design / Bid / Build Construction process gives two entities responsible for the outcome of the project, which historically has often created conflicts for the owner to resolve. The A&E is responsible for the design and architectural aspects of the project and the contractor is responsible for the cost and schedule of the project.
