Contract Specifications

Written Set of standards and procedures informing the contractors or remediation professionals of materials & operation necessary to successfully complete a project. Used for bidding Used for conducting project

Contract Specifications Bidding for a Contract A remediation contract consists of the general provisions, bid scheduled, specifications, drawings and, if necessary, wage rate decisions. The bid schedule lists the items of work for which direct payment will be made. It also shows the estimated quantities of work and the units of measurement. Remediation contract specifications include the technical aspect of the contract. For example, the contract establishes the exact type of materials or equipment to be used. Drawings, diagrams, descriptive literature and test data. It should detail specific portions of the workmanship required in the contract.

Contract Specifications Many factors such as the environmental impact, successful scheduling, logistics, budgeting and bidding have to be taken into account before a remediation project can take off. A plan with specifications shows how a real remediation project will look like when completed.

Contract Specifications If a contract requires drawings, they will be coordinated by the contractor to ensure accuracy, completeness and compliance with contract requirements. Contract Specs should include material specifications and procedures for developing one-time-use contract and a bid schedule.

Specification Elements Site Inspection Scope of Work Description of Work Submittals & Notices Site Security Material Equipment Execution of Work Respiratory Protection Post Remediation Testing Waste Disposal Material Replacement Other Professionals

Contract Documents Specifications Drawings Addenda – changes to scope before bid Change Orders – changes to scope after bid Specs take precedence over drawings

Summary A well designed and organized set of contract specifications will provide for a successfully completed mold remediation project. Important to remember that not all regulations amd requirements will be included in all Specs Contractor should become familiar with any local requirements that may apply

Job Cost Estimates Removing mold from an average house crawlspace typically ranges from $500-$4,000. Overall, a typical mold remediation project to remove mold from the ducts, crawl spaces, walls and attic of a house runs around $2,000-$6,000. And if the mold has caused widespread structural damage, repair costs can increase the total to as much as $10,000-$30,000 or more. Costs for labor, equipment, materials, disposal, overhead and other variables will affect pricing. Mold remediation may/may not include replacement costs Mold remediation typically does not include costs to repair the cause of moisture or moisture damage

Job Cost Estimates Mold remediation estimating will include: Review of contract specifications Review of Remediation Plan Conduct on-site inspection and testing - crawlspaces, walls, attics, and cupboards are all areas in which mold has been identified.

Job Cost Estimates Remediation - this is where the extremely variable costs come into question. For one thing it may be necessary to completely remove building materials such as sheet rock and lumber when it is too heavily infested with mold. This can automatically bump a project into the thousands of dollars.

Job Cost Estimates There are several approaches to remediation, and they vary in cost due to the need for specialized equipment. Containment Materials HEPA equipped Vacuums and negative air units Specialized cleaning chemicals and solutions

Additional Considerations Will mold activities disturb other environmental contaminants? –Asbestos (e.g. ceilings, insulation, etc) –Lead based paint
