Allowed Uses Uses oriented primarily toward providing services for the short term visitor to Alachua County such as gas stations, restaurants, hotels/motels, and special entertainment facilities

Floor Area Ratio The square foot amount of total floor area (all stories) for each square foot of land area of the site of the proposed development. This includes all of the areas encompassed within the outside edges of all exterior walls of all buildings and each level thereof. Open porches, balconies, and carports are excluded from the calculation.

Example Total area of the subject property = 224,983 sq. ft. Floor area ratio of.35 to 1 = 78,744 sq ft Applicant for a combined hotel/restaurant building wants 91,000 sq.ft. In theory 1 to 1 would = 224,983 sq. ft. but limited in BH by 65’ height Limited by landscaping, stormwater, parking, etc.

Recommendation Approval for transmittal to the Department of Community Affairs
