The Housing Treadmill Larger hurdles to get over Will we all survive?

We think yes Vandalism is still on the decline Our community feels better Our community feels safer The estate appears to add a good quality to the environment and feel established. Planters suggest the existence of a decent community Lower turnover and fewer voids suggest people are happier. The area as a whole is more popular.

How do we know this? People tell us. We meet people all the time. We survey new tenants, Exit interviews leaving tenants Joint survey with Police showed improvement (need to update this) People still move, leave. That’s natural, however we have a manageable turnover.

Keeping the Momentum Going What will prevent us slipping backwards? Motivation is the key. Team work provides the necessary framework to support going forward with limited resources. Being visible, whether individually in our work or as a housing organisation. Being seen to support our community. For example by assisting our clients to access a wide range of services as the Glasgow South West Regeneration Employability project. Providing homes in a quality environment.

Threats to the community spirit Unemployment and the Housing Benefit changes may reduce the sense of community breaking down good relationships. Arrears of rent must be recovered Threats are from the rolling back of the Welfare state and the “Not My Job” scenario evident from the “Big Society”. Section 5 referrals with limited government support. Lack of resources to assist the destitute and homeless. Innovation may be stifled again by regulation.
