Overview of Planning Concepts for the Mixed-Use Corner.

Mixed-Use Corner Background  The approved Master Plan for the mixed-use corner allows for 285 homes and 26,688 SF of retail, with a single point of access on Rockefeller. A grocery store is programed to be the anchor tenant in the approved plan.  Additional study and design work was prepared over the last several months. The focus of this work was to determine if retail traffic within CPW can be reduced by adding additional access points at the mixed-use corner or by re-evaluating the retail program.  A resident survey regarding the mixed-use corner was conducted in May The two primary themes were: 1. Residents support retail that will provide convenient shopping opportunities and a place to meet with friends. 2. Residents are concerned about outside retail traffic, along with delivery truck traffic, on interior CPW roads.

Mixed-Use Corner Preparing Alternatives  In response to the additional analysis and resident feedback, two planning concepts have been designed: o Concept 1 – Grocery store concept o Concept 2 – Boutique retail concept

Concept #1 SUMMARY 285 Dwelling Units 26,688 SF Retail: 18,000 SF Grocery store 8,688 SF Retail shops Utilizes all feasible access points Mid-sized grocery store anchor Surface parking lot Additional access options reduce retail traffic on Rockefeller Service/Delivery truck traffic remains
