The 10 "MUST HAVES" I Learned From Flipping Houses On Reality TV The Good, The Bad & The Ugly Keynote Address #4

#1: MUST HAVE a Good Team! * Contractors * Realtors * Vendors * Title Companies * Funding & Money Partners *TV Production Company *Employees & Business Partners for My Other Businesses

#2: MUST HAVE Laser Focus on 1 Thing at a Time! There are MANY distractions out there... “The ability to concentrate single mindedly on the single most important task, to do it well and finish it completely without other distractions is the key to status, achievement, respect and success in life” - Brian Tracy Don't go after more than 1 HUGE thing in life at a time. Task-wise, FOCUS on the most important thing at hand.

#3: MUST Prepare for Massive Success! Our pilot "Five Figure Flip" debuted and had 883,000 viewers. Speaking engagements, TV & Radio interviews, Newspaper Articles, Coaching, Real Estate Partners. Overall, we had over 10,000,000 views of our 13 episode series.

#4: MUST Leverage Your Resources! When you have a show that's going to air on national TV, people want to work with you. Work what you have (i.e.. Work Your Money Maker!) Everybody has something to leverage (expertise, past experience, network, etc.)

#5: MUST Keep Your Family #1! Your family is #1 and is your "BIG WHY" The journey is NEVER more important than your family... Everything IMPORTANT that you do in life should be for the benefit of your immediate family.

#6: MUST HAVE Patience! Filming for over 10 months was one of the most stressful times of my life... Which leads us to the next point... Not uncommon to do 10-12 hour days, multiple re-shoots, multiple locations & have to do interviews AND still have to actually do real estate.

#7: MUST Stand Your Ground! Although the production company are experts in entertainment, it's still #1- Our name and #2- Our business. At the end of the day, we were pushed to go further (which was good), but we had to know when to stand our ground. Everybody on reality TV has someone to answer to.

#8: MUST Be Able to See the Light at the End of the Tunnel We went through many changes during the course of shooting... some good, some bad... Always had to remind myself to look at what the "BIG PICTURE" was. You MUST be able to do that for any huge endeavor you pursue in life. Many times, I wanted to give up on the whole process, because of being fed up & losing money.

#9: MUST Be Entertaining! Reality TV is all about 1 or more of 3 things (being entertaining, being unique and/or looking good) Be approachable, not overly serious, be able to smile in this business of real estate which is a people business & you'll go far. The one thing (I say this humbly) is that we were entertaining & personable.

#10: MUST Be Ready for a Social Media Explosion! We had a TON of response via Twitter, Facebook, emails, etc.. Leverage your social media into value Had to make our personal FB page private, because I would get about 50-80 friend requests each time a show would air.
