27 27 COMMENCEMENT NOTICES A commencement notice is a notification to a building control authority that a person intends to carry out either works or a material change of use to which the Building Regulations apply. The notice must be given to the authority not more than 28 days and not less than 14 days before commencement of works.

28 28 FIRE SAFETY CERTIFICATE & DISABILITY ASSESS CERTIFICATES A fire safety certificate and a disability assess certificate are required for all new buildings (including apartments), as well as material changes of use and certain alterations and extensions to buildings. Houses and certain agricultural buildings are exempt A fire safety certificate and a disability assess certificate must be obtained before work starts (except where a 7 day notice is submitted).

29 29 FIRE SAFETY CERTIFICATE & DISABILITY ASSESS CERTIFICATES You apply to the local building control authority for a fire safety and a disability assess certificate. Applications consist of: –Completed application form –Plans, calculations and specifications for the works or building; –Details of proposed use (and existing uses) –the appropriate fee

30 30 FEES Commencement Notices –€30 or €30 in respect of each building (where more than one) Application for Fire Safety Certificate –€125, or €2.90 for each square metre of floor area being provided, whichever is the greater. Disability Access Certificate –€800 per building Other fees apply for 7 day notices or Fire Safety Regularisation Certificates
