www.transporta6 ion.ohio.gov 11 February 26, 2013 APPRAISAL Appraiser schedules appointment You accompany the appraiser Advise the appraiser of all features that you think will affect its value, i.e. parking, signs, underground storage tanks, fences Estimate of the fair market value Report reviewed for compliance

www.transporta6 ion.ohio.gov 12 February 26, 2013 APPRAISAL Definition of Fair Market Value as per Ohio Jury Instruction Fair Market Value is the amount of money which could be obtained on the market at a voluntary sale of the property. It is the amount that a purchaser who is willing, but is not required to buy, would pay and that a seller who is willing, but not required to sell, would accept, when both are fully aware and informed of all the circumstances involving the value and use of the property.

www.transporta6 ion.ohio.gov 15 February 26, 2013 PAYMENT/CLOSING Paperwork is prepared for transferring the title of the property Partial Mortgage release may be required Incidental expenses will be incurred by ODOT such as: Recording fees Survey & legal descriptions Other necessary expenses to convey property

www.transporta6 ion.ohio.gov 16 February 26, 2013 POSSESSION ODOT will not take possession of your property unless: You have been paid the agreed purchase price Or

www.transporta6 ion.ohio.gov 17 February 26, 2013 EMINENT DOMAIN If an agreement cannot be reached An action will be filed in the Court of Common Pleas ODOT deposits with the Clerk of Courts at least the amount of the appraisal Once deposited those funds can be withdrawn Negotiations may continue at all times Jury of peers will decide the amount of the award
