Overview Marlboro Farms PD approved in 1976 as a 138ac mixed-use development with commercial, 27 single-family lots, and an 80 unit apartment complex Single-family lots mostly constructed; Commercial portion only has 1 structure, the apartment complex does not exist This request is for the 44.9 ac portion of Marlboro Farms originally designated for the apartment complex

3. SITE

7. Applicant Request The applicant is requesting that a 44.9 acre parcel be removed from Marlboro Farms PD and that a new Planned Development (Archer Farms) be created on the property. The PD would contain 6 residential lots.

9. Marlboro Farms PD The Marlboro Farms PD would remain unchanged except for the removal of the 44.9 acre portion for the Archer Farms PD. A vested rights determination has been provided for the PD that would enable future development to continue within the Marlboro Farms PD.

10. Special Exception In addition to the Archer Farms PD request, the applicant also wishes to request a special exception for an ‘agricultural events arena’ on the site to accommodate regular equestrian events that would be open to the public. These would occur per the provisions of the special exception an are included in the proposed PD resolution.

11. Staff Recommendation Staff recommends that the Commission hear the item and approve the new planned development request along with the associated special exception with the bases and conditions as noted in the staff report.
