4 4 Kuwait Market Overview Investment sector property values stabilized during Q3-2014, after an increase in rents and values in 2013 by up to 10%. In Salmiya and Hawalli cap rates for violation-free buildings range between 6.25 – 6.75% while it ranges between 6.75 – 7.25% in Fintas, Mangaf and Mahboula. The number of transactions has increased in H1-2014 by 12% with 1024 transactions, and a 52% increase in value of transactions with 964m KD compared to H1-2013. Industrial properties in Shuwaikh and Al Rai areas stabilized in terms of rents and values during Q3-2014, after an increase in terms of values up to 10% during 2013. Prime location properties are currently offered at 8.5-9.0% cap rate while secondary street properties are being offered at 9-10% cap rates. Commercial office & Retail sector witnessed an increase in value from property evaluators in 2013, and currently yieldins 6.25-7.25% cap rates depending on the location of the building. An increase in transactions by 15% and an increase in values of transactions by 60% amounts to 274m KD compared to H1-2013. All sectors are expected to stabilize on the short term whereas commercial office properties are expected to increase in value on the medium/long term do to rent and occupancy increases.

8 8 MREF is an open ended fund, investing mainly in income generating properties with the aim of generating stable income and returns through prudent acquisition, management and disposal of properties in the most promising segments of the real estate market in Kuwait. Term: Open ended, operational since 2003.
