9 Letting Services Our Leasing Consultant will take digital photos of the property, which is then placed, on our unique Elders web site, domain.com, home hound.com & realestate.com.au. Upon receiving inquires from the web site, newspaper, and window display or our rental list, an open home is arranged with the prospective tenants. Once a detailed application form has been filled out and the Privacy Forms are signed, we follow a strict tenant selection process. All applicants must provide 100 points of identification and they are searched on the TICA (Tenancy Information Centre of Australia) for any defaulted listings. Private landlords can also be searched through council records so we can confirm the prospective tenants have provided us with the correct owners details, also references from previous agents are always in writing. Once we have compiled all the relevant information required for the prospective tenants, you will then be notified by our Leasing Consultant and you make the final choice. The cost for the letting service is one week’s rent plus GST and is only charged on each new tenancy. When it comes time for renewing the agreement, you will be contacted by our Team to discuss the current market conditions and rental reviews. 10 Maintenance and Inspections Our Property Management Team has a Property Officer who specialises in Maintenance and Inspections for your property. All maintenance is handled as a high priority and only qualified and insured tradespeople are employed. You will always be contacted for any maintenance or repairs required however, if there is an emergency after hours, our office has tradespeople available 24 hours per day 7 days per week. All accounts for work completed will be paid directly from your rental monies. Maybe, you prefer to carry out all the maintenance, or you may know tradespeople who can do this for you, Elders will certainly meet with your requests. Every 4 months you will receive one of our professional inspection reports, and wherever with photographs of before and after which will highlight any repairs or maintenance necessary. Routine repairs keep your home in excellent condition and always attract good tenants. Unfortunately, at times some houses are not been kept in good order or cleaned to our satisfaction. We will issue a Notice to Remedy Breach to the Tenant outlining our concerns. Full Entry and Exit Reports are completed for each new tenancy and any disputes with tenants are handled with professionalism and diplomacy. 11 Arrears Process Paying the rent is hassle free for our tenants, although at times rent delays can occur. Our Arrears System is programmed to print off daily and outlines any tenants who are currently in arrears. We will act accordingly to the Residential Tenancy Act and up to date calls to you will be made to advise of the necessary steps we have taken. If monitored daily we can ensure the matter is dealt with quickly and efficiently. Management For all Property Investors, we emphasise the importance of being protected by “Landlord Insurance” This insurance is additional to building and contents insurance and is designed to protect owners in the event of wilful damage and loss of rent. We recommend Landlord’s to contact their broker to arrange cover, which is certainly peace of mind. Elders will provide a direct deposit into your account either mid month or monthly and a full-computerised statement will be provided. At the end of Financial Year you will receive a detailed Statement outlining the gross rents and expenses for the year. Fees Full Management and Rental Collection8.5% + GST neg.
