2 Keys to Successful Sustainable Design We believe the key to successful sustainable design and construction is to demonstrate that green building designs can yield short- and long- term financial as well as environmental benefits. In order to realize any degree of success or consistency this strategy must be adopted and committed to by senior executives. The development of a projects cost must include verifiable life-cycle analysis. This needs to become SOP. © Disney

3 Lifecycle Analysis In many cases, paying additional money up front for more efficient technologies provides not only enhanced ROI, but can reduce maintenance costs (e.g., Green Lights, etc.). There are other cases where smart design changes can enhance payback without increasing a project’s first costs. Lifecycle analysis often demonstrates that there are strategic products, systems and services that often yield a stronger payback over time, even though they may involve significantly higher first cost. © Disney

4 Green Building Goals & Guidelines In 1999, Disney produced its first green building goals and guidelines document. It was here that we established among our project managers, architects and designers a reinforced vision of sustainable development. While embraced by most, our ability to translate this ethic/philosophy into the field remains challenging. Old habits are hard to break. You not only need senior management support you need to keep marketing this mind set. More recently, an updated Second Edition highlighting environment-friendly products and services has been supplied to our designers. © Disney

5 USGBC LEED Rating System The U.S. Green Building Council’s Leadership in Energy and Environmental Design (LEED) rating system has been consulted and portions included in our own goals & guidelines documents. In addition, we employ and regularly consult with LEED certified architects. To date, however, Disney has not LEED-certified a specific development due to the additional cost and the unique and often proprietary nature of many of our designs. © Disney

6 Project Conscience Today, project managers though still focused on “the bottom line” are more cognizant of the compatibility of sustainable design(s) and their “on time and on budget” mindset. Hong Kong Disneyland became the first Disney project where the concept of sustainability was employed right from the beginning. © Disney Now, more often than not, our project managers are able to resist the allure of lower “first cost” because of demonstrable life-cycle analysis/sustainability successes and the positive recognition that follows.

7 Sustainable design and operation design strategies at Disney often include: Interior improvements -With recycled content furnishings -Low-emission materials -Sustainably harvested woods Provide facilities that aid in compliance with Disney’s Commuter Transportation programs -Installation of bicycle racks -Shuttle stop locations incorporated into developments -Preferred parking for carpoolers and hybrid vehicles Energy Conservation -EPA Green Lights and Energy Star -Energy efficient architecture -Energy Modeling -Disney building monitoring through submetering & real time online access -Disney Building Tune-up (BTU) program -Competition © Disney
