3 Hotel guests can be classified according to their: Trip purpose – pleasure or business travellers Numbers – independent or group travellers Origin – local or overseas travellers Types of Hotel Guest

4 Typical Lodging Guests 28.8% are transient business travelers 25.3% are attending a conference/group meeting 24.6% are on vacation 21.8% are traveling for other reasons (for example, personal, family, or special event)

5 Pleasure travellers They are individuals who travel to engage in leisure activities, outdoor recreation, relaxation, visiting friends and relatives or attending sports or cultural events. Business travellers They are individuals whose frequent bookings are usually made by companies with reduced room rates. Business travellers travel to conduct business, attend business meetings or workshops, and engage in selling or purchasing products. Types of Guests

6 Free independent travellers (FITs) They are sometimes referred to as "foreign independent travellers". FITs are international tourists who purchase their own accommodation and make their own travel arrangements. Group inclusive tours (GITs) Tourists who travel together on package tours with accommodation and sometimes meals which are booked through travel agencies. Group tourists tend to spend less and budget their spending allowance. Types of Guests

International Tourists Guests who travel from another country Conference Participants Individuals who travel to attend conference and whose accommodation is usually reserved by himself/herself, his/her company or a conference organiser before their arrival. 41 Cost Rate Formula There are many ways to set the required rates in a hotel, there is no perfect way to do it. One unique method is called the cost rate formula and is based on the construction cost of the hotel The average room rate should equal $1.00 per $1,000 of total construction cost If a 175-room hotel cost $10 million to build, the average rate would be $57.14 ($10 million divided by 175 divided by $1,000)

42 The room rate categories have variations in all hotels. Many hotels offer a number of different room rates to attract different guests who will provide repeat business and help ensure full occupancy. Examples of different room rates are as follows: Rack rate The standard rate charged for the room only. Corporate rate Room rate offered to executive personnel who are regular guests or employees of a corporation that has a contract rate with the hotel which reflects all businesses from that corporation. 43 Commercial rate Room rate offered to executive personnel of a company who have infrequent visit. Airline rate The rate agreed between an individual airline and the hotel as determined by the volume of business the hotel obtains from the airline. Group rate Room rate given to bookings for a large group of people made through a travel agency or professional organisation.

46 Industry and Walk-in Rates Industry rate - Those who work in the travel industry such as travel agents, employees from other hotels, meeting planers etc. are often extended the courtesy of discounted rates. Industry rates can vary from 30 to 50% off the rack rate, depending on the location and seasonality factors. Walk-in rate – This may vary from night to night. A walk-in is a guest who arrives without a reservation. With few remaining rooms, the walk-in rate may be set fairly high, and an empty hotel may reduce the rate significantly.

47 Premium and Advance Purchase Rates Premium Rates – Room configurations have standard, those with views or other amenities, can command a room rate premium. Premium rates are offered to any room that offers something “extra”. Advance Purchase Rates- An advanced purchase rate offers a greater discount based on the number of days in advance it is booked. A 7, 10 or 21 day advance purchase rate will have a corresponding lower rate.

48 Half-day Rates Half-day rates – Some hotels offer certain guests as an alternative meeting room, and these rooms are often used for just a few hours so a half-day room rate may be assigned based on half the value of the rack rate. Half-day rates are also commonly offered at airports.

49 Government/ Military rate Offered for government officials, military and their families Package Rate Room rate, which includes goods and services and the rental of a room, is developed by the hotel to attract guests in during low sales periods.
