As A First Step To Provide A Detailed Assessment Of The Area: We defined our study area boundaries schematically based on the census tracts; We looked through demographics of the area; We did some demographic analysis and mapping; We obtained some data on housing characteristics in the area; We looked to the economic profile of the area and did some market assessment. What have we done so far?

Zoning is the process by which local governments divide the land area in their jurisdictions into districts or zones to regulate the activities allowed and the height, bulk and density of development in those zones. What is Zoning?

MS Code Title 17-1-1 defines a Comprehensive Plan as a statement of public policy for the physical development of the entire municipality or county adopted by resolution of the governing body, consisting of the following elements: Goals & Objectives (The Vision) A Land Use Plan (A Map) A Transportation Plan A Community Facilities Plan What is a Comprehensive Plan?

MS Code 17-1-9 states that zoning regulations shall be made in accordance with a Comprehensive Plan. Simply Put: You can’t do Zoning without a Comprehensive Plan. The Zoning Ordinance is the development tool for making the Comprehensive Plan and land use map work. What is the relationship between these two?
