30 Auction Marketing Budget Overview The key to a successful auction is a well planned and executed marketing program. We will recommend a marketing budget to properly advertise and promote the target market. The marketing budget shall be paid by the seller within 15 days after signing the auction marketing agreement.

32 Auction Formats Absolute Auctions Absolute Auction is a tool that the seller uses to leverage the buyers ability to purchase their property against the markets demand for it. Absolute means that property is selling without a reserve or minimum bid price. Selling a property absolute encourages every potential buyer to react and participate within the sellers timeline and will produce “fair market value” for their property, since the buyer’s know that it is definitely going to sale that day. This is an excellent way to maximize your property’s potential and bring the market to your front door. Reserve Auctions A Reserve Auction is an alternative to the absolute auction. In this format, the property is offered at public auction with a seller’s reserve or minimum price that they are willing to accept. Most often this price is not disclosed to the public. Sellers often times do not have the capability of selling property absolute, as they may have an outstanding debt or mortgage. The minimum bid will need to be established during signing the auction marketing agreement.

Commission Structure Our private (traditional) listing real estate commission is ten percent (10%) of the sales price. In the event the property is marketed and sold through the auction process, United Country will collect a 10% percent buyers premium (see buyer’s premium), then pay said buyer’s premium to the seller, and collect the 10% commission from the seller. Buyer’s Premium The Buyer’s Premium is a very effective marketing tool to maximize the total selling price. A ten percent (10%) buyer’s premium is added to the high bid during the auction to arrive at the total sale (or contract) price. Example: ($100,000 high bid + 10% BP = $110,000 contract price).

34 Recommended Auction Terms Auction Date: Shall be determined upon signing the auction marketing agreement. Title: Seller will convey the property by Warranty Deed. Title Insurance: Seller will provide a title insurance policy to the buyer. A copy of the title insurance policy needs to be given to all interested parties during the inspection periods. Closing: Closing shall be within 45 days following the sale of the property. There may be specific details that need to be addressed to make this timeline and should be outlined in the auction marketing agreement. Buyer is responsible for all closing costs. Survey: The seller shall provide buyers a survey of the property or parcels as applicable to properly describe the property being purchased. If sold in parcels, survey will be at buyer’s expense.

35 Recommended Auction Terms Buyers Financing: The property (if sold at auction) is not subject to the buyer obtaining financing. It is the buyers responsibility to arrange financing prior to bidding. Taxes: Seller shall pay all real estate and ad valorem taxes due on the property. Down Payment: Cashiers check to bid in the amount of $5,000 with 10% down due from the buyer upon the sale of the property and signing the purchase agreements. The 10% down payment shall be placed in a real estate trust account and the balance shall be due from the buyer at closing. The deposit is non-refundable in the event buyer is unable to close for any reason. Should the seller be unable to close for any reason the deposit will be refunded. Property Warranty: The property will be sold “as is, where is” unless stated otherwise in the advertising or terms and conditions.

36 Multi-Parcel Concept The multi-parcel concept is simple. The system involves dividing large tracts of land into smaller tracts, then allowing bidder’s to bid on individual tracts, combinations of tracts, and the entire property. This method allows the buyers to participate in an event that otherwise they would not be able, due to the amount of land being offered and limited financial resources. Allowing bidders to participate in individual and combination of tracts will increase the overall price per acre and maximize the total sales volume at the end of the day. Multi-Parcel Bidding Software Multi-Parcel Bidding Software makes the process even simpler. A customizable software program that will keep track of all bids that have been placed and will compute how much the next bidder will have to bid on a combination of tracts or the entire parcel. During the auction event the multi-parcel bidding software can be projected on an overhead screen allowing the bidders to have full understanding and knowledge of what the bid is and who holds the bid. In some cases a “mock” auction can be conducted in advance of the live auction, to educated bidders and make them more comfortable with the process.
