Plan Objectives Bring the appearance of the PSK up to the current newer Zionsville Communities. Increase privacy and noise reduction along 875E and 400 S perimeter by using higher density plantings. Repair/add hardscape, landscape and lighting at the entrances for a more appealing visual statement. Update and repair traffic sign posts. Meet budget which will sustain adequate reserve funds and provide home owner dues at current level.

Financial History 2008 established two accounts: Capital Reserve Account for major capital replacement/repairs (fountains, fence, signs) based on Capital Reserve Study Landscape Improvements Account to enhance common areas The PSK HOA Annual Meeting in December 2014 approved use of the accounts to upgrade the perimeter and entrances. $43,500.00 from Capital Reserve $40,000.00 from Landscape Improvement Homeowner input through the design process led to the current design which meets the financial objectives. The net result is a standard that can be supported by the current Capital Reserve Account

Design Highlights Professionally designed by landscape architect with experience in community designs such as PSK. Entrances are more visible in both day and night. Plantings on 875E and 400S create a dense green barrier providing enhanced privacy and noise reduction. Fence sections will be used to enhance entrances and planting beds. Designed to minimize future maintenance costs. Project will be managed by the selected vendor which provides best value.
