2 Experience – Kensal Road Client: Octavia Housing & Care Value: £9 million Planning conditions meant that care facilities on their own would not receive planning permission We took a leading role in working to resolve the issues by re-designing the building to include commercial ground floor units and combining the care home with the client’s head office 5-storey building comprising 28 sheltered housing units offering 24-hour care combined with high-specification office accommodation and light industrial units to the basement

3 community constructor Experience – Kensal Road Site adjacent to the Grand Union Canal which necessitated complex design solutions during construction of the basement car park Worked in close consultation with British Waterways and formed a contiguous piled retaining wall the provided temporary support whilst the internal ground level was reduced Modern Methods of Construction – aircrete thin bed joint blockwork to fill the reinforced concrete frame EcoHomes ‘Good’ – largest PV panel system of any housing association to date which has reduced client’s CO 2 emissions by approximately 20 tonnes per annum

4 community constructor Experience – The Academy Client: London & Quadrant Value: £4.1 million Site purchased by Durkan Estates from the Ministry of Defence in 2006 for redevelopment As a community constructor, we were keen to create a mixed-tenure development to ensure the RMA complex was available to everybody Worked with the local council to consult the community and formulate a planning proposal that met the needs of the area itself Consultation revealed the significant need for affordable housing in the area as well as increased extra-care facilities

5 community constructor Experience – The Academy Worked in collaboration with our design team and wider project stakeholders to incorporate these community needs within the redevelopment proposals The submitted planning proposal combined 170 private sale units with 150 affordable homes and a 57 room extra-care home New buildings were designed sympathetically to enhance the existing RMA while remaining distinct from it Finished development designed to achieve EcoHomes ‘Excellent’ rating through the use of a biomass boiler
