An Overview West Kent Clinical Commissioning Group Housing Development Report, 12/15 2 West Kent Clinical Commissioning Group (CCG) is located in West Kent and consists of the following Districts/Boroughs: Maidstone Borough Council Sevenoaks District Council Tonbridge and Malling Borough Council Tunbridge Wells Council We were approached by West Kent CCG to produce a needs assessment focusing on the impact of health care services on the current population and subsequently, future generations to inform their Primary Care Strategy.

Key Findings from Analysis The majority of residents were aged 20-64 in 2013 (264,816, 56.6%); which accounts for most of the working age population. Most residents are located in wards in or near the main town centre(s). The dispersion of people aged 65 plus, encompasses more of the surrounding rural wards. Population is on a steady increase and shows the majority of residents will be aged 20-64. By 2029, ONS predict there will be 285,746 (53.0%) residents of West Kent CCG aged 20-64 years. Population projections from KCC also predict the same trend, although the exact numbers do vary between the two sources. West Kent Clinical Commissioning Group Housing Development Report, 12/15 4

Key Findings from Analysis Fewer primary health care services (general practices, dentists and pharmacies) are located near or at the periphery of the District/Borough boundaries. Most are found in town(s) centres where population density is at its highest. The full-time equivalent (FTE) of general practitioners is decreasing. There were 5.7 general practitioners per 10,000 registered population in 2013. This has decreased to 5.1 general practitioners per 10,000 registered population in 2014. Latest information suggests 40,704 new dwellings will be built in West Kent CCG (2006-2031); the highest proportion of dwellings are to be built in Maidstone Borough. Recommendations/Calls to Action The number of new dwellings in certain areas is comparatively higher than others. Therefore it is important to understand the impact of growth in those specific wards of primary care services. When planning for primary care services it would be important to assess the impact of growth on: Existing age demographics and also existing health needs as defined by inequalities. If the new growth is expected in wards of already high need, depending on the scale of development, general practices, in those wards, will potentially need capital and revenue investment both for infrastructure and staff.
