What is an Official COMMUNITY Plan? Created with community input Long term strategic plan Describes the direction of development through objectives and policies Legal document, the purpose of which is to control the actions of government rather than citizens

Why is an OCP important? Ensures that land use change is managed and coordinated Provides certainty for residents and land owners about the future of their community Matches density to availability of services

Why review the OCP now? The Local Government Act states that OCPs should be reviewed about every 5 years The current OCP was adopted in 2000 10 amendments have been made (3 amendments are in process)

Changes over last 10 years Re-Zone for Industrial Use Industrial Development Permit Guidelines Removal of Power Lines Proposal to amalgamate Rivervale with Trail turned down Regional District to assume ownership and administration of Rivervale Improvement District

Planner’s Tool Kit Tree Cutting Permit Areas (Section 923 of the Local Government Act) For lands subject to flooding, land slip, or avalanche Bylaw may regulate or prohibit the cutting down of trees may request a report by a qualified person that proposed cutting will not create a danger from flooding or erosion
