2 Why? To upgrade our facilities to match the standard of our Golf Courses To enhance our enjoyment of the Club House and take advantage of our views To generate increased use of the Club’s facilities, particularly the Dining Room To provide a Spike Bar with direct access from the Course To ensure the Club House over time is fit for future generations and growth of Membership

3 The Journey so far Outline 5 Year Plan prepared - 19 January 2015 Three consultation meetings in the Spring Prime focus of any improvement works to the Club House to be the Dining Room / Spike Bar. A phased programme may also be appropriate. Architect selection – Michael Hill of Louis de Soissons appointed in early July to look at the Club House

4 The Proposals Proposed Plans are still very much at Outline Stage Since the consultations a number of options (e.g. bigger, smaller, including Smoke Room) have all been considered with the Architects before presenting the Preferred Option Indicative costs for each Phase provided No structural and ground investigations have been undertaken until detailed design finalised Seeking to establish Membership views

5 Possible Phasing of the Preferred Option Phase 1 – Dining Room – Kitchen – Spike Bar – Veranda / Terrace – Lounge – Front Porch Phase 2 (possible) – Ladies Changing Room – Committee / Bridge Room – New Secretary’s Office – Relocate Trolley Shed

6 Phase 1 – Dining Room Enlarged Dining Area to accommodate at least 80 covers (eg an extra 20 covers) New Bay Window to match Smoke Room New Dining Room Entrance Kitchen Entrance & Serving Areas rearranged & improved Acoustics improved New furniture & decoration throughout Significant Improvement of view over the Course through design

7 Phase 1 - Kitchen Serving Area relocated for better movement through Dining Room Cold Food & Puddings Island Serving Area in a central position Oven relocated & Kitchen redesigned to allow for better movement Improved storage

8 Phase 1 – Spike Bar Facing course Small (accommodate 8-12) so as not to create another bar area Links to new Veranda, being a covered area

9 Phase 1 – Veranda / Terrace Glass roofed Veranda with full width folding glass doors to Dining Room Increased Terrace Area with better orientation, steps & landscaping Design taking account of the original features of the Club House Potential for a lower terrace if felt required – could be Phase 2

10 Phase 1 - Lounge Re-carpeted / decorated Some new furniture Attractive memorabilia presentation area to be added

11 Phase 1 – Front Door / Hall New double door entry taking account of original Club House designs Create better entrance to Club and also improved disabled access Potential to improve Hall decoration as well, subject to cost in Phase 1

12 Possible Phase 2 Relocate Secretary’s Offices into new building Enlarge/ improve Ladies Changing Room Create Committee / Bridge Room off the lounge Relocate trolley shed

13 Broad Indicative Costs (incl of fees & VAT) Phase 1£600,000 Phase 2£350,000

14 Funding Likely to be via loan notes – Initial request for Phase 1 to be say £½m – Interest of say 2.5% via reduced annual subscription – Repayment options under consideration Investigation of development potential / options for 187 Saxmundham Road & neighbouring land continues
