3 A. Reservation is at first come first serve basis. Incomplete requirement will not be entertained. Buyer’s Information Sheet and Reservation Agreement must be signed by the Broker. B.Upon Reservation a.Documentary requirements 1.Buyer’s Information Sheet (BIS) - must be filled up properly by the buyer. 2.Reservation agreement with signature 3.Letter of Intent 4.Photocopy of company & government IDs with signature. 5.Proof of income

4 For Local Employee Latest one (1) month pay slip Photocopy of 1 Company ID and 1 government ID with signature. For OFW i.Original SPA notarized for seaman, consularized SPA for land based OFW ii.Authenticated CEO by the Philippine Consulate or POP information officer in the country the buyer is working. iii.Photocopy of company ID and government ID with signature, same with the attorney-in-fact. iv.Current Contract of Employment (notarized). NOTE:Pay slip and Job contract with translation in English and must be authenticated by the consulate of the Philippines. For self employed i.DTI and Business Permit/Mayor’s Permit

6 Miscellaneous Fees includes: -Transfer of Title -Meralco Connection -Building Permit -Occupancy Permit -Not included: -Water connection of P5,000.00- upon turnover (payable to Streamline Waterworks) -Homeowner’s Membership fee of Php 500.00 & Monthly Association Dues of Php 250.00 -Realty Tax (within the year upon unit turnover to be shouldered by the developer, succeeding year to be paid by the buyer)

7 RESERVATION FROM CANCELLED/BACK-OUT UNIT A.Objective: a)To set deadline for the submission of new reservation. B.Definition of terms: a)Back-out letter – formal letter of the buyer regarding his/her withdrawal of rights over the purchase property. b)Cancellation letter – notification of Addas to buyer due to non payment of amortization. C.Guidelines: a.Priority for the re-opened unit/s will be for the former Broker. b.The Broker will be given three (3) days to reserve new sales for the said unit/s. After three (3) days; it will be open to all brokers. c.Procedure on reservation shall be applied.

8 GUIDELINES ON HOLDING UNIT/S 1.Holding units are allowed for one (1) day only. 2.Holding of units is until Thursday, no holding of units on Weekends (Fri., Sat. & Sun.) 3.No holding of re-opened RFO units for New and Old projects.

9 GUIDELINES ON TRANSFER OF UNITS/RIGHTS 1.Change of Principal buyer/name – with transfer fee of P 1,500.00. Change of principal buyer should be applied for immediate family members only to avail of the same contract price of the unit. Buyers need to submit a letter of request for transfer attached with the signed change form. The new principal buyer need to submit all the necessary documents as required by the company. In case of change of principal buyer in in-house financing scheme, they need to submit the notarized original transfer of rights with assumed balance.

10 2. Change of Block and Lot – with transfer fee of P 3,000.00. Buyer need to submit a letter of request for transfer attached with the signed change form. Transfer fees are waived only if: -The buyer will transfer from non priority to priority blocks. - If the buyer of the priority blocks cannot comply both with the monthly equity and HMDF monthly amortization, the option is to transfer to another non priority block. (see transfer of unit requirements) -Current prevailing Contract Price will be applied if the buyer will transfer to another block and lot. Transfer fee are waived if the transfer is within 24 hours prior to reservation.

11 GUIDELINES ON SALES STANDARD DISCOUNTS a.Spot Full Payment- 10% - discount will be given for spot full payment of the total package price, valid until seven (7) days upon reservation (including weekends & holidays). 8% - within 30 days 6% - within 60 days 4% - within 90 days

12 b.Spot 20% Down payment – 7% discount will be given on 20% or more than the spot full down payment of the package price, valid until seven (7) days upon reservation, including weekends and holidays. 6% discount on the 20% down payment if paid within 30 days upon reservation. 5% discount on the 20% down payment if paid within 60 days upon reservation. 4%discount on the 20% down payment if paid within 90 days upon reservation. 2%discount on the 20 down payment if paid within 90 days upon reservation. C.No Discount on Full Down payment on Pag-ibig computation scheme.

15 Upon full down payment the buyer will pay the 1 st monthly amortization thirty (30) days upon move-in for in house financing. For Pag-ibig financing 1 st monthly amortization will be thirty (30) days after the loan take out. For pag-ibig account, there will be an overlapping in the Equity and monthly amortization. Buyer’s down payment balance after loan take out shall be allowed up to twelve (12) months period extension provided buyer shall conform on Addas Group of Companies existing implementing rules and guidelines.

17 A.ACCREDITATIONS OF NEW BROKER 1)Must be licensed and registered broker and with business office. 2)Must have at least twenty (20) licensed agents. 3)Must not be accredited to any of the lead brokers of Addas Group of Companies. B.CLEARANCE Resigned or must secure clearance from affiliate broker that are accredited to Addas before applying the accreditation.

19 D.SIGNING OF CONTRACT 1)Broker’s Agreement D. VALIDATION OF ACCREDITATION Upon signing of contract (Broker’s Agreement) Quarterly sales performance evaluation for the newly accredited broker. Meet the standard production required by company within the period of six (6) months. Newly accredited broker should meet the monthly sales of _____ Million or _____ million quarterly.

20 F. GROUNDS OF CANCELLATION OF ACCREDITATION 1.Misrepresentation, false advertisements, exaggeration, concealment of pertinent facts or giving out false promise to the buyers. 2.Fraud 3.Misconduct 4.Failure to meet the minimum sales production required

Incentives Guidelines All unclaimed incentives will be forfeited once the buyer is cancelled. Brokers should submit authorization letter for their representative who will pick up their commissions, cash advance and all other transactions with the company, the representative should present his/her ID.

23 H. CRITERIA FOR TOP BROKERS a.Objective a. To recognized the top producer for a particular project. b. To set an imaginary line that is acceptable for everyone. b.Guidelines 1)The project is confirmed sold-out if the sales reached the 95% reservation. 2)Sales that are registered within the 95% are officially included in the counting for Top Broker. 3)Announcement of Top Broker will be on the 4 th month from the date of the declaration of the 95%. 4)Must have production in all projects. 5)Must reached the yearly sales production quota given by the company. 6)Only consummated sales are included in the mo. sales production of the broker.

24 I. SALES MATERIALS Sales Materials provided by the company are as follows: inventories, sales maps, pricelists, Buyer’s information sheets (BIS), Reservation Agreement (RA), HDMF loan documents, Contract to Sell of House & Lot. Flyers and tarpaulins are made through letter of request to be deducted in Broker’s commission. Newly accredited brokers will be given 500 pcs per project once.

25 TENT MANNING A.OBJECTIVE a)To recognize the manning officer of the week. b)To have equal distribution of walk-in clients among the group. c)To maintain the good camaraderie amongst our sales people. B.RATIONALE a)Tent manning will continue as long as there are available units within the project. b)Manning schedule of the broker will be based on their monthly sales production performance. c)Agents belonging to other groups are discouraged not to interface during tent manning activity in order to avoid conflicts and confusion. C.OFFICER MANNING OF THE WEEK a)Tent manning activity will be exclusive to broker who is assigned for each particular week. D.NON-MANNING OFFICER OF THE WEEK a) Non-manning officer are not allowed to stay and entertain walk-in client within the project premises as long as the manning officer is around. b)Non-manning officer are not allowed to conduct manning activities within the project premises.

26 E. SITE MANNING POLICIES AND GUIDELINES a) The manning agent should be at the manning site on or before 8:30am. He/she must log-in and log out at book provided. b)In the event that it is already 9:00am and the manning agent is not yet at the site without informing the developer’s marketing staff that he/she will be late, the manning slot will be given to other broker. Only the marketing staff of Addas has the authority to give the open slot for that day to another broker. c)A minimum of two (2) agents should man the site and it should not be left unmanned. d)The manning agent should wear their uniform with ID provided by their Brokers, which is presentable and wearing slippers are not allowed. e)The assigned manning agent/s must bring sales materials of Addas Group of Companies only, sales materials of other developer are not allowed.

27 f)In the event that the assigned agent/s will be caught carrying sales materials from other developers, the said materials and agent/s will not be allowed to man the site for two(2) months. g)Brokers will have to present us their manning activity schedule within the week and the names of assigned agents during their manning week. h) No manning activity presented, no manning schedule.

28 WALK-IN CLIENTS A.Objective: a)Indentifying the Broker/Agent who has the rightful claim over a sale B.Definition of terms: Refers to prospect buyers who visit the site UNACCOMPANIED by agent. C.Guidelines a)Walk-in client/s can be entertained by Broker/Agent who is assigned at the site. b)Walk-in client/s with hand carry leaflets shall be considered walk-in client/s. c)Walk-in client/s during open house are distributed to all brokers by means of giving allotted time to man the Tent provided. D.Provision a)Sales claim will be awarded to the Broker/Agent who made the reservation at Addas office.

29 RESTRICTED AREA A.Objective: To identify the area of sales activity. B. Guidelines Only tent manning officer of the week are allowed to conduct sales activities such as posting of streamers, leafleting, saturation, open houses, within the restricted area.
