Zoning Ordinance Amendments Vertical Mixed Use (VMU) and Horizontal Mixed Use (HMU) Vertical Mixed-Use Regulations (VMU) Amend Section 10.44.190 Residential Use in Commercial Districts Limit upper stories in CC, CN - 1, and CR zoning districts to residential use (min. 1 affordable unit)

Zoning Ordinance Amendments Horizontal Mixed Use Overlay (HMU) Allows ground floor residential use in exchange for a percentage of affordable units Applies to sites situated only within the Neighborhood Commercial (CN‐ 1 ) zoning district (1901 Bridgeway and 2015 Bridgeway)

Zoning Ordinance Amendments Transitional/Supportive Housing Required to be considered as a residential use of property, subject to standards of zoning district Adds transitional and supportive housing to the Zoning Ordinance’s definition section & regulates as a residential use Single Room Occupancy (SRO) Units SROs added to Zoning Ordinance definition section Conditionally allows the use within the CC, CR and CN- 1 commercial zoning districts.

Accessory Dwelling Units (ADU) Update City adopted amnesty program for existing ADUs and zoning regulations for new ADUs HE sites inventory includes 12 amnesty ADUs and 12 new ADUs during 2012-2014 11 amnesty ADUs approved with 18 applications in process 3 new ADUs approved, with 2 applications in process
