2 OBJECTIVE To design a 4-office complex with a warehouse, and determine whether or not it is economically feasible to rent out three of the offices to pay the monthly cost of the whole building.

15 F.E.M.A. FEMA was contacted to find out how high The lowest floor level must be above the record flood. FEMA Directed me to the National Flood Insurance Program According to them, the lowest floor must be at least (3) ft. above the record flood level.

17 Amount of Fill 4’ x 14,000 SF = 56,000 CF = 2075 CY of clay 2075 CY + 40% compaction = 2,905 CY of clay 2,905 CY / 20 CY (per truck) = 146 truck loads of clay 146 truck loads x $225 per truck load = $32,850 Total Fill needed This is over budget. Solution: 1.Dig ponds on site to provide fill for foundation. 2.The pond must have dimensions of 80’x50’x10’deep with 2 to 1 slopes. This will yield 2963 CY of clay. The pond will be field shaped to an appealing contour at the time of excavation, and the pond will also be used as a site retention pond.

23 Economic Feasibility The office building is 5,040SF The cost per SF is $90 The warehouse is 1,900 SF The cost per SF is $45 The cost will therefore be $539,100 A loan for $539,100 at 6% interest for a (30) year term will cost $3,232/month After discussion with a realtor, Ashley Mackey, it was determined that each office building could rent for roughly $1,100/month (there are three office buildings for rent) The income from the rental units will be $3,300/month, and the cost of the total structure is $3,232/month. The project is economically feasible.
