Affordable Modular Housing

WHAT ALL AFRICA HOUSING HAS TO OFFER
A. Polystyrene - ECO friendly building system All Africa Housing has developed it’s own unique Polysterene ECO friendly building system. Not only more affordable, but quicker to build. Excellent thermal values, and fire rating. We do not dictate by telling what we build, but what our clients’ requirements would be for us to build. Suitable for, residential, schools, colleges, lodges etc. A structure designed primarily for residential occupancy, designed and constructed to a state or national model code, which is manufactured in one or more sections in a factory for installation on a permanent foundation at its final location. DIY - ECO friendly building system Our Park homes are pre-manufactured, assembled, and commissioned in our factory. The parkhomes have a very strong chassis system that allows the park homes to be loaded on trucks and offloaded on site again. Our size range from a 6m to 12m lengths and 3m to 3.4m wide. All park homes can be joint together to create a wider building. This system is ideal for when there is no time on site to do the construction.

WHAT MODULAR IS NOT A movable or portable dwelling built on a Frame or water raft, connected to utilities, designed without a permanent foundation, and intended for year-round living
4
DIY Quick installation.
Can be used for temporary and permanent accommodation. Magnesium oxide floor boards. Fire proof and durable. Very light 0.8mm galvanized lip channel steel. Unlimited floor space can be designed accordingly Mild Steel chassis are also available on request. Save on labour and installation. Lifetime durability

MODULAR HOMES Built to International or State Building Code
Built in a factory Installed on a permanent foundation Shipped to site on trailers and trucks, set with crane where applicable An appreciable asset Appraised the same as site built (same specs) Generally stronger, more energy efficient, faster to build, and less costly to build Summer saving energy costs involved in heating and cooling. Lightweight - Easy to carry and position
7
AFFORDABILITY Some General Assumptions Some structural features
10-20% less cost than site built homes Actual cost based on local labor rates Modular has benefits over site built construction Amount of site work is based on how the modular homes is specified and delivered Extremely ECO friendly Raft foundation to engineers specs. 180mm external walls Cemcrete blasted basecoat. Lightweight steel truss system Roof cover to client stipulation 120mm interior walls Cemcrete blasted basecoat. 2.70m ceiling height 300mm eave overhangs

Expanded polystyrene (EPS) building systems
With the growth of the South African construction industry it has been realised that alternatives to the tradition of brick and mortar are going to have to be used to enable the building demand to be met. Expanded polystyrene (EPS) building systems are commonplace in the rest of the world primarily because of EPS's thermal insulation properties and light weight. The Polyblock system is based on proven technology used internationally for the past 35 years. Polyblock is a hollow EPS building block which acts as a permanent formwork for a reinforced concrete infill and is used for building houses, perimeter and retaining walls, infill panels for steel frame construction, agricultural buildings and high rise developments. The block stays in place acting as a thermal insulator for the building. The system is finished by using a propriety EPS plaster - Polyplast.

Popular and effective products / processes
RAFT FOUNDATION WITH STARTER BARS LIGHTWEIGHT STEEL TRUSSES ALUMINUM WINDOWS Raft foundation is a thick concrete slab reinforced with steel which covers the entire contact area of the structure like a thick floor. Sometimes area covered by raft may be greater than the contact area depending on the bearing capacity of the soil underneath. The reinforcing bars runs normal to each other in both top and bottom layers of steel reinforcement Advantages of aluminium windows: Easy maintenance and operation Available in anodised finish, in a range of powder coated colours, or in wood-look coatings. Can be fitted with a wide range of glass options – with different characteristics, thicknesses and colours Available in custom sizes, up to extremely large sizes Various innovative styles, and different ways of opening High performance, long service life Resistant against corrosion, distortion and other harmful effects of the environment Well insulated against sound and increment weather They can be manufactured with various security features such as burglar resistant etc.

Planning and Completion
WHAT TO CONSIDER Site Conditions Site Access Single Home or Multi-home subdivision Stand orientation and design relationship Is time a critical consideration Do I have green requirements When surrounding features complicate the set process (trees, power lines, adjacent structures) When additional site work is not required to support modular handling Time is money ON-SITE COMPLETION Foundation and site works Electric meter base (and disconnect) HVAC system installation (mfg specific) Condensing unit/air handler electric Drain and vent line completion Matching wall finishing Connection to services (water/waste/electric)
