2 Definitions Design-Bid-Build – Traditional Method of construction – To deliver a project in which the owner contracts with separate entities for the design and construction of a project. Design-Build – To deliver a project in which the design and construction services are contracted by a single entity known as the Design Build Team - This is a joint venture between Contractor(s) and Designer(s) - Both the Designer and the Builder are in the same legal contract with the owner

3 Processes Design-Bid-Build – The Design has to be performed, then the ROW has to be cleared, then Utilities have to be moved or constructed, then Construction can begin. Design-Build – Design Build utilizes a "Buildable Unit" concept. Once Design, ROW, and Utilities are cleared for the buildable unit, work can begin. The entire project ROW does not have to be clear work to begin. If something is missed and has to be redesigned, this will be the problem of the Design Build Team to resolve.

4 Contracts Design-Bid-Build – Multiple contacts due to multiple contracts – ROW, Utilities, Design, Construction by separate entities or groups Design-Build – Single point of contact, due to one contract, between the owner and the complete process – Combined/Intergraded Service

5 Liability Design-Bid-Build – Owner has liability for design and construction - Anything that goes wrong if conflict between design and constructability Design-Build – The Design Build Team has liability of both the Design and Construction. This makes it least risky to the owner.

6 Cost/Efficiency Design-Bid-Build – Cost Effectiveness Depends on the Type of Design Chose ahead of time by different entity – Once the plans leave the designer, it is up to KYTC to address any field issues and redesigns Design-Build – Cost Effective - Collaboration between the designer and the contractor for both constructability and cost – When field issues require redesign or higher levels of engineering expertise, the Engineer of Record is on standby and easily accessible
