September 2014 MLS Sales Statistics In case you missed it, HAR released September 2014 MLS statistics the other day, and here are some highlights of the report: Houston home sales saw another monthly increase. Year-over-year sales climbed 7.0 percent, with a total of 6,490 single-family units sold. After holding steady in July and August, months of inventory dipped to a 2.9-months supply, down compared to the 3.2-months supply of last September. That is significantly below the current national supply of 5.5 months of inventory reported by NAR. Prices reached record highs for a September: the single-family home average price was $269,440 while the median price was $196,000. Total dollar volume was $2 billion, up from $1.7 billion one year earlier. Rentals of single-family homes shot up 13.2 percent year-over-year and the cost of renting those homes increased 2.7 percent to $1,749. Weekly HAR Market Stat Every story needs a hero and housing's current starlet, at least nationally, is inventory. More markets continue to see increases in homes for sale, giving buyers more options and keeping prices from trying to overshadow the popularity of inventory with unsustainable stardom. As we move deeper into the autumn months, sales may drop off some, but the subplots of normalization and stabilization should remain popular with year-over-year inventory increases in the leading role.
