1 Dear Local Resident Kingston Regal 22-30 Richmond Road, Kingston Upon Thames, Surrey KT2 5ED Welcome to the first issue of our residents newsletter which will be produced on a regular basis. The newsletter will be distributed locally and displayed for all to read. It will keep you informed and up to date on how, and when works to the building will begin and what works will progress in the coming months. At present we have started the process of carefully designing and planning the construction works and we have already started the enabling works, which are to facilitate the construction of the approved planning application. Since the end of April we have completed the following:  Installed temporary lighting and power to the entire building.  Made safe all leading edges and holes through floors.  Unblocked the roof outlets and repaired the rain water pipes.  Cleared and surveyed the underground drainage system.  Covered all of the exposed openings to ensure the property is weather tight/secure, and made the building safe from any further pigeon access.  Cleared away the large deposits of the pigeon droppings.  Cleared and cleaned away any loose debris/rubbish that accumulated on the floors. In addition to these works we have commissioned the specialist surveys required to complete the design:  A photographic survey with reference to the retained heritage features.  An asbestos survey which has resulted in the removal of the majority of the asbestos from the site.  An archaeological survey.  Soils investigation survey.  Underground drainage CCTV survey.  Ornate fibrous plaster features survey.  External façade survey. Finally, we would like to thank you for your patience and co-operation. All of the CNM Estates project team are very keen to ensure that the project is completed with as little disruption to the harmony of the surrounding neighbourhood as possible. Nearly 400 guests attended the event, and together with the lively auction and sponsorship from our friends and partners at CNM Estates, we managed raise £14,500. These funds will ensure the future of the Regatta, which has been contested on the River Thames since 1857, and crucially support local youth rowing programmes that are vital in providing opportunities not otherwise available to many of the young people of Kingston Upon Thames and the surrounding area.
