3 Who are they? Private developers Seek maximum possible returns Minimize risk and commitment of their time and money E.g. Home Finance Company, Regimmanuel Gray and Trassaco Valley Public developers Large scale property development projects Motivated by economic development goals In-charge of country’s development E.g. State Housing Corporation and State Hotels Corporation

4 Role Public : Tax laws, utilities, zoning, acquisition of land titles, development of roads, as well as policies and regulations. Can also partner with private developers Private: Small scale developments but can also partner with public developers for large scale projects

5 Training  Real estate Investments  Graduate School/ College or Business School  Family Land holdings

6 Challenges  In Ghana, Government owns an extensive share of prime land.  Unregistered Lands  Lack of pressure from central government on local government

7 Challenges  Lack of skills of local government to manage their land holdings effectively.  Risk of power struggles within or between communities.  Limited Financing from banks
