Slip Pricing & Vacancy Study Slip Study - did not collect own data – Vacancy rates were self-reported by lessees/Dept Beaches & Harbors Excludes Esprit I- which had 60% vacant large slips for 2009 Vacancy rates calculated incorrectly (small slips vacant divided by all slips in Marina instead of all small slips) Although anomalies for vacancies in small slips are highlighted (ie because dock is redeveloping), these factors are not reflected in making overall study conclusions End ties not included in study, why not?

Public Amenities Project does not provide any general public amenities like benches, picnic tables, public parking or restrooms This and other “fingers” of the Marina should become an extension of the California Coastal Trail that already goes around the Marina exterior

Mitigation/Feasible Alternatives the “in-leiu-provision” of one 30’ slip value for youth boating is not relevant and has nothing to do with loss of slips Dry stack storage not sufficient mitigation – – some boats cant be stacked – Dry stack projects not approved Feasible alternatives such as alternative dock reconfigurations have not been reviewed or provided
