25 Krasnova street, Svyatoshyns’kyi district, Kyiv PROJECT FEATURES: Municipal property real estate will be written off and residential complex will be built on a land plot. PROJECT BENEFITS: Optimization of municipal property management; Improving the economic situation in Municipal Enterprise «Kyivpastrans». PROJECT PARAMETERS: Land plot - 3,3 hа; The current real estate (buildings of AP №4) – 12,846.3 sq.m (will be written off and demolished); Gross floor area of residential complex – 60,128 sq.m including Living floor space – 46,603 sq.m; Parking for 465 cars – 10,340 sq.m; Public purpose space – 3,185 sq.m. ESTIMATED COST OF CONSTRUCTION : UAH; ESTIMATED PAYBACK PERIOD : 2 years.

PROJECT FEATURES: Territorial Medical Association (TMA) «Phthisiatrya» doesn’t make any economic activity and dispensary is closed since 04/05/2015. Real estate of municipal property will be written off and residential house will be built on the land plot. PROJECT BENEFITS: Optimization of municipal property management; Proceeds from the implementation of the project will be used to improve the physical infrastructure of municipal health care. PROJECT PARAMETERS: Land plot – 0, 42 ha; Existing buildings (will be written off and demolished) – 1,153 sq.m; Gross floor area – 14,188 sq.m. ESTIMATED COST OF CONSTRUCTION : 172 million UAH

7 CONSTRUCTION OF A MULTIFUNCTIONAL COMPLEX WITH UNDERGROUND PARKING 7-9 Vasylya Poryka Avenue , Podil's'kyi district, Kyiv PROJECT FEATURES : The project provides for construction of a multifunctional complex with underground parking and landscaping the surrounding construction area. Investor compensate uncompleted cost of construction. PROJECT BENEFITS : Land plot is located in the established residential area within walking distance to public transport – 5 minutes walk to trolley bus stop; Construction of metro in the nearest future; Construction provided in two stages; The proximity of recreational areas; Social effect due to development of the city infrastructure. 37-41 Bakynska street, Shevchenkivskyi district, Kyiv PROJECT FEATURES: The project provides for the transfer of production base of Municipal Enterprise «Kyyivkomunservis» which is situated at Bakynska street to 94 Chervonopraporna street. Buildings which are on the balance sheet of ME «Kyivkomunservis» will be demolished. PROJECT PARAMETERS: Land plot: 9,70 hа. Residential quarters consists of: - Kindergarten for 200 children; - Primary and secondary school for 600 children; - Shopping center : 0,14 hа; - Three twenty-stories residential buildings. ESTIMATED COST OF CONSTRUCTION : 1 billion UAH.

CONSTRUCTION OF MULTIFUNCTIONAL COMPLEX 22 Vasylkivska street, Holosiivskyi District, Kyiv PROJECT FEATURES: The project provides for construction of a residential complex where a quarter of surrounding area is a pedestrian zone (a concept known as “a town park"). Land plot is located in residential area bordering the Holosiivskyi National Nature Park. PROJECT PARAMETERS: Land plot : 5,66 hа (14 acres); Gross Floor Area of the complex : sq.m; ESTIMATED COST OF CONSTRUCTION : 1,560 billion UAH. ESTIMATED PAYBACK PERIOD : 2 years. INTERNAL RATE OF RETURN (IRR): 50%.

11 CONSTRUCTION OF EDUCATION CENTER ON THE TERRITORY OF THE LYCEUM «UNIVESUM» 3 A Politekhnichna street, Shevchenkivskyi district, Kyiv PROJECT FEATURES AND BENEFITS: The project provides for construction of education center on the territory of the Lyceum «Universum». There is a limited access to the territory of the Lyceum. Lyceum is located in one of the central areas of the city, which makes high transport accessibility. A variety groups for children, language courses, sporting activities could be placed in the future premises. The neighborhood with the Lyceum «Universum» will create favorable synergetic effect. The area is characterized in providing a high price of education services, due to its deficiency. PROJECT PARAMETERS: Land plot : 0,9553 hа. Type of land rights : A State Act on the right of permanent land use belongs to the Lyceum «Universum». Building footprint : 627 sq.m. Gross Floor Area : 1500 sq.m. ESTIMATED CONSTRUCTION COST : 21,669 million UAH (with VAT). PAYBACK PERIOD : 5 years. INTERNAL RATE OF RETURN (IRR): 17%.

12 CONSTRUCTION OF PRIVATE KINDERGARTEN Land plot №38 in 8th Poznyaki microdistrict, Darnytskyi district, Kyiv PROJECT FEATURES AND BENEFITS : The project provides for construction of a private kindergarten. Land plot is located in a residential area in the centre of the quarter. In proximity to public transport - 5 minutes walk to trolleybus stop, 10 minutes walk to a metro. Poznyaki - one of the youngest districts with the highest number of young families. Approximate term to fill the 100% of the facility is less than 2 years. It was found large number of operators interested in construction of kindergartens. PROJECT PARAMETERS Land plot – 1,1 hа (2,7 acres); Gross floor area sq.m.; Number of floors – 2; Number of children's groups: 12. Estimated capacity : 240 places ESTIMATED COST OF CONSTRUCTION : 46 million UAH (with VAT). ESTIMATED PAYBACK PERIOD : 5 years. INTERNAL RATE OF RETURN (IRR) : 23%.

7-A Kudryashova street, Solomyanskyi district, Kyiv PROJECT FEATURES AND BENEFITS: Land plot is located in a residential area in the centre of the quarter, which borders with recreational area – «Solomyanskyi park». In proximity to public transport - 10 minutes walk to trolleybus stop, 15 minutes walk to a metro. Building which is not in working condition is situated on the land plot and it will be written off and demolished. Investor will compensate the value of the property to the special fund budget of Kyiv as a proceeds from the sale of property. PROJECT PARAMETERS Land plot ha Gross floor area : 1870 sq.m; Estimated capacity : 160 places. ESTIMATED COST OF CONSTRUCTION : 31 million UAH. ESTIMATED PAYBACK PERIOD : 5 years. INTERNAL RATE OF RETURN (IRR) : 25%.

PROJECT FEATURES AND BENEFITS: The project provides for construction of private kindergarten. Land plot is located near Kyiv National Circus in the housing and commercial area in the center of the quarter. In proximity to public transport - 5 minutes walk to trolleybus stop, 10 minutes walk to a metro. Not functioning building is situated on the land plot and it will be written off and demolished. Investor will compensate the value of the property to the special fund budget of Kyiv as a proceeds from the sale of property. PROJECT PARAMETERS Land plot - 0,198 hа; Gross floor area sq.m; Estimated capacity – 70 places; Number of floors : 2; ESTIMATED COST OF CONSTRUCTION : 14 million UAH.

PROJECT FEATURES AND BENEFITS : Existed building is out of order and it is in a critical condition. It will be written off and demolished. Investor acquires a property rights of the built kindergarten, provide a set of actions on beautification of surrounded area and has additional investment obligations; Current project will have a positive impact on the quality of educational services and it will be a good example of social responsibility of private business. PROJECT PARAMETERS: Estimated area of a land plot : 0,3 ha; Estimated capacity – 75 places; Number of floors : 2; ESTIMATED COST OF CONSTRUCTION : 20 million UAH.

16 CONSTRUCTION OF KINDERGATEN 155-А Antonovycha street, Holosiivs'kyi district, Kyiv
PROJECT FEATURES AND BENEFITS: Current investment project provides for construction of kindergarten at 155-A Antonovycha street with an estimated capacity of 120 places. Land plot is located in the city center with a developed transport infrastructure : Lybidska metro m; Bus station – m. PROJECT PARAMETERS: Land plot : 0,53 hа; Gross Floor Area : 1645sq.m Number of children's groups : 7; Estimated capacity : 130 places. ESTIMATED COST OF CONSTRUCTION : 27 million UAH.

PROJECT FEATURES AND BENEFITS: Project provide for construction of secondary public school. Currently, on a land plot, there is a suspended construction. PROJECT PARAMETERS: Estimated land plot : 1 hа. Estimated capacity : 400 places. Number of floors : 4. ESTIMATED COST OF CONSTRUCTION : 57 million UAH.

PROJECT FEATURES AND BENEFITS: Land for the project has a unique location and it is situated near the business class residential complex "Oasis“, golf club "Obolon" and Obolonska Quay, providing excellent view characteristics. In walking distance to metro «Minska» – 10 minutes and public transport stop – 5 minutes. Land is in constant use of the Department of Education and Science, Youth and Sport. Land plot is located near the bank of Dnieper river. Proximity to public transport – 2 minutes walk to the bus stop. PROJECT PARAMETERS: Land plot : 1,53 га Sport complex include: Swimming pool; Ice Arena; Game room; Boxing gym; Administrative premises. ESTIMATED COST OF CONSTRUCTION : UAH. PAYBACK PERIOD : 10 years. INTERNAL RATE OF RETURN (IRR) : 8%

21 CONSTRUCTION OF PUBLIC (RECREATION) COMPLEX WITH LEISURE CENTER FOR CHILDREN AND YOUTH 71 Unkerova street , Obolonskyi district, Kyiv PROJECT FEATURES AND BENEFITS : Land plot is located in the Obolonskyi district ("Pushcha Voditsa") in the green recreational area of Kyiv. Currently, there is a not working cinema , which is in a critical condition and it will be written off and demolished. PROJECT PARAMETERS: Land plot : 0,2094 hа. Estimated Gross floor area : 1500 sq.m. ESTIMATED COST OF CONSTRUCTION : 30 million UAH.

24 RECONSTRUCTION OF TRANSPORTATION HUB Metro station «Livoberezhna», Kyiv
PROJECT FEATURES: According to the project, the metro station pass way will be reconstructed and a shopping center will be built inside. The project will give an opportunity to combine four units of traffic in a single one. PROJECT BENEFITS: Passenger traffic is 54 thousand people a day (one of the highest in the city). Land plot is located in the commercial and residential area that borders with International Exhibition Centre. PROJECT PARAMETERS Land plot : 2,17 hа ; Gross floor area: sq.m; Number of floor : 3; Volume of investment: ~ 1,1 billion UAH PAYBACK PERIOD : 5 years. INTERNAL RATE OF RETURN (IRR) : 0,35%.

25 CREATING A CYCLING INFRASTRUCTURE, INCLUDING A SYSTEM OF «BIKE-SHARING»
PROJECT FEATURES AND BENEFITS : The project concept provides implementation of cycling infrastructure in the city of Kyiv in several stages: а) 1st phase : Route Yevropeis'ka square – Troyeshchyna; b) 2nd and 3rd phase central part of city Kyiv and densely populated areas (by 2020); The total number of stations : ~300; The implementation of the «BIKE-SHARING» system allows : Relieve public transport Reduce the congestion Improve the ecological situation Increase the overall level of public health The project provides advertisement placed on the bikes and hire stations. Only one operator could place an advertisement on the bikes and hire stations.
