Annual Meeting Ground Rules
This meeting is for HOMEOWNERS of (lots and) homes in Bradford Hills HOA. Only one vote per home/lot – regardless of how many owners there may be. No split votes. Only homeowners may speak at meeting. Other residents may be present, but may not otherwise participate in the Annual Meeting. Homeowner Q&A after meeting adjourns.

Homeowner Responsibility
Maintain property Has same relationship with City w/out HOA Pay dues in timely manner Alert HOA of problem observed - phone/ to Property manager - include complete description of issue - photos when appropriate Alert Metro when it is a Metro issue

Board Responsibilities
Carries out the responsibilities of HOA between meetings of the members. All volunteer - no pay or compensation. Board annually elects their own officers. Elected by the members to 3-year terms. Board fills vacancies on board as needed. Hires Vendors or Property Mgmt Co as needed.

Common Issues: Architectural Review
Most common feature in every HOA From the Legal Document when you purchased your home (Declarations/CCRs - Art V) No building, fence, wall, or other structure shall be commenced, erected, or maintained … nor shall any exterior addition to or change or alteration therein be made UNTIL such PLANS and SPECIFICATIONS showing the Nature, Kind, Shape, Height, Materials, and Location of the same shall have been submitted to and APPROVED IN WRITING ... by the Arch Review Cmte

Rules of electronic media sites: 1. Be respectful 2. No vulgar language 3. Report HOA issues directly to our Property Manager (Prop Mgr does NOT monitor sites)

Financial Future Collection efforts are having results.
Advance dues payment hit 300+ (of 549) for the second year = 55%+ Implemented advance payment dues discount, coupled with rise in regular dues as discussed at Annual Mtg. Rewards people who pay early/on-time (1) Early discount payers, (2) On-time payers, (3) Late payers (rec'd after Jan 31) have additional monthly interest charged
