MAINTENANCE SFG20 - standard maintenance specifications for building engineering services - recognised as the industry standard and an essential tool for planned maintenance - provides a benchmark for optimum maintenance to avoid over or under maintaining your assets and ensures compliance - task timings enable productivity rates to be used for contract pricing - 10% Subscription discount for LUPC or BIFM Members

FABRIC MAINTENANCE AND MINOR WORKS RICS NRM (New Rules of Measurement) - to scope out the elements for the framework for Minor Works and Fabric Maintenance , members will need to provide their own specification for minor works/fabric maintenance based on their individual requirements

NEC3 Term Service Contract (TSC) - PPM and Reactive Maintenance (Lots 1-4) NEC3 Engineering and Construction Short Contract (ECSC) - Minor Works (Lots 5 & 6) Free copy of NEC3 contract and guidance notes available to Members using the LUPC Framework (usual cost £31-£41)

FURTHER COMPETITION - Lots 1,3,4 and 5 (multi-supplier lots) DIRECT AWARD - Lots 2 & 6 (single supplier lots) - no further competition required but supplier (Contractor) should quote at equal or better terms than framework FURTHER COMPETITION GUIDE

LUPC CONSULTANCY SERVICE
Flexible chargeable support service (c.£500 per day) Option 1 – Contract support service (c.1-4 days ) - Assistance in putting the contract together and selecting options and z clauses Option 2 – Full further competition service (c days) - Running the further competition and compiling documentation (Member input still required) Option 3 – Bespoke service (c days) offering as much or as little support as Members require * price depends on complexity of Member requirements and is quoted on case by case basis

GENERAL GUIDANCE - LUPC EMMW FRAMEWORK
Procurement Pipeline - Provide info ref. potential further competition dates to LUPC Allow sufficient time for tenderers to put together a proposal - give suppliers a “heads up” where possible - minimum of 4 weeks tender response - see Model Procurement Programme in your delegate pack for a Summer Works Project Ensure that the LUPC framework is referenced in further competitions documents in order to get maximum framework benefits Please advise LUPC once a contract has been awarded under, or if you plan to use, the framework
